If selling your Montgomery County home would be the best Christmas present you could get, recent statistics from that Metropolitan Regional Information Systems Inc.,(MRIS) show you could get your holiday wish sooner rather than later - and for a price closer to what you list for. The average home stays on the market on 67 days compared to about 92 days last year - nearly a month less.  In November, 923 homes sold vs. 528 last year.  The price of $330,000 remained steady over the past couple months, while the average sales price was within 94.21% of the asking price, vs. 90.59% last year. Given the tax credits for new and repeat buyers, you might even see speedier results.  (Of course, if you are bug a new home, you can reap the credit too!)  If you are even thinking of moving, now is th...

We all know that the holiday season can be a little bit crazy. Crowded malls, no parking spaces, and too many parties to attend can take our buyer's minds off of their home searches and convince sellers to wait until the "spring market". Be aware though, the Black Friday of real estate in Montgomery County will be here sooner than you think and you had better not miss your small window of opportunity. The perceived slow down in the market that is bringing back ghosts of real estate markets past, but be assured this is a typical seasonal adjustment. Those sellers who think they should wait until spring time with warm weather and blooming flowers in their gardens may miss the hottest market streak in recent years. Aided by the tax credit extension with increased income limits, the inclusi...

After having been in the business of real estate for six years, you begin to think you have seen it all. In the peak of the seller's market in 2005, I showed homes with obvious water damage, holes in the walls, and even a home in Silver Spring where I could actually hear the termites swarming.  In the old market, all of these homes were under contract in days with multiple offers and escalation clauses.  When the market changed and short sales and bank owned properties became prevalent, things only got worse with the condition of the homes.  I have walked through inches of water in basements, seen exposed electrical wiring, and honestly, feared for my safety under a partially collapsed roof.  Again, there is a market for these homes with investors looking to tear down or get a great de...

Most of our leaves are now on the ground.  So, on this gorgeous top-down Sunday, I saw this gorgeous red tree out in Potomac, Maryland.  And I had my I-Phone handy, which didn't quite catch the way the sun reflected off of the bright red leaves. © 2009 Patricia Kennedy. As you prepare to buy your first home in Montgomery County, you have already said "yes" to the biggest questions of all: "Do I want to buy a home?  Do I want to buy it now?"  Now it's time to ask the big one: "How much house can I afford?" If you have gone to the bank to get pre-approval, as your real estate agent (and everyone else on the planet) will urge you to do, you may have a ball park figure for what the lender says you can afford.  This may be more or less than what you had in mind. How Much Can You Afford? How much you can afford these days is based on the 28/36 rule.  The means your housing should be 28% or less of your gross income before taxes, while your debt (not including your mortgage) should be 36% or less of your income.  Based on an income of $60,000, you might be a...

On June 25th I listed 10008 Sorrel Ave, Potomac, MD 20854. We were originally listed at 1,099,900 - which I must disclose that both the sellers as well as I felt was a very fair price. The house needed some updating but overall showed very well and the sellers made it very accessible for buyers to see.  We were listed for 3 weeks and had on average 12 showings each week but NO OFFERS. I had numerous other agents that work a lot in this particular market of Potomac Village. We reduced it $50,000 and low and behold ...we had lots of calls for property disclosures and offers were registered. Now - there are two items I find extremely interesting thing about this situation: •1.       We were on the market for almost 40 days before we received one offer...but once we received one offer all o...
