The books are closed on 2010 and many are asking, How was the year in real estate at the Beach? With the help of a strong end of year rush to buy, the sales numbers came in pretty strong! Ocean City Condos sales jumped up 17.1 percent from the 2009 numbers with a total of 884 condos sold for the year. At the same time inventory decreased 15.2 percent from the end of 2009 with 1,226 condos presently for sale. For The Greater Ocean City area Single Family Homes, sales were up 23.6 percent with 570 homes sold in 2010, compared to 461 in 2009. Inventory also decreased but at a lower rate of 7.9 percent with 663 single family homes currently for sale. How does this compare to other years? How is the Ocean City Real Estate Market? That is the most frequently asked question I receive! We continue to experience a Buyers Market here in Ocean City with over 1,300 properties for sale in the 10 mile strip of beach, but there are signs of gradual improvement! Improvement in the Market The September numbers just came out which continue to point towards signs of improvement. Inventory is down 13 percent from September of 2009, when we had 1,487 condos for sale. New purchase contracts written in September were up 8 percent over September of 2009.
