Thank goodness there were no massive power outages in the greater Crofton area that resulted from Hurricane Sandy!  This is little consolation to those currently without power, of course, but at least there will be nearby restaurants open for a hot meal. The greater Crofton area power provider, Baltimore Gas Electric (BGE), publishes a map that is updated every few minutes. It indicates (at 7:26 a.m. on 10/30/12) that they serve 234,930 customers in Anne Arundel County, that 52,953 of them are without power, but they've already restored power to 21,548 customers. I think that's an impressive response rate, under very tough weather conditions. The Crofton, MD real estate market is still robust, despite Active Listings being at a five year low. 53 total listings is extremely low for a locality the size of Crofton.The inventory didn’t grow at all during the week since 6 new listings came on the market, while 6 listings settled and were sold. A reflection of things to come in the next two months, 5 listings went under contract no kick out, and a rare occurrence with 1 under contract with a kick out.Rentals slowed down a bit with only one property rented and one with an application received. The Crofton, MD real estate market continues to be robust in both resales and rentals. The resale inventory of 58 homes for sale is extremely low, and continues to put pressure on buyers. This is certainly a sellers market right now in Crofton. Rental listings remain low and although two new rentals came on the market, two applications were received on existing rentals, and two went off the market as rented. If this trend continues it will be difficult for military families moving into the area at the beginning of the year.Short sales as a percentage of total listings is 19%. It's not too early to make or buy a Halloween costume for your kids and yourself. The Crofton/Gambrills area is getting a movie theatre again for the first time in well over a decade. The Active listings in Crofton, MD remain very low at 70, as they have pretty much the entire year so far. That has to be good news for sellers, since there is pretty strong competition for well priced listings in good condition. Foreclosures are down to zero now, as are REO listings, but short sales have crept up to 13. An unusual situation for Crofton, but reminding us that we’re not immune to outside forces.Rentals continue on their robust march.   Odenton MD Real Estate Market Update The Odenton real estate market showed a 46% increase in units sold last month, over July 2011, with 38 closings. That's the highest number for any July over the past five years, although that number is down slightly from 41 in June. In more good news, the inventory of homes for sale in Odenton is down to the lowest point for July over those same five years – to 107, compared to 185 last year and more than 200 the previous three years. As the supply of homes for sale shrinks, conventional wisdom suggests prices will show improvement and days on market will go down.
