Catawba Manor is a subdivision of 47 homes located on the west side of Clarksburg Road, opposite Kings Park in Clarksburg, Maryland.Currently there are four homes for sale in Catawba Manor, ranging in price from $529,900 to $619,900.  They have been on the market an average of 94 days.The most recent sale in the neighborhood closed on January 4th of this year, and that home sold for $573,000.

On August 1st county police, fire and school officials will hold a public safety emergency exercise at Clarksburg High School from 7am to 3pm.  There will be a full scale response staged as though there were a public safety emergency in the high school.  Officers will be armed with simulated weapons and they will conduct realistic drills.  So although this will look like a real emergency, it is just a drill.

Tapestry is a 35 acre property that is located within the Clarksburg Special Protection Area off West Old Baltimore Road.  Plans for the development include 78 homes with 66 single-family homes and 12 moderately priced homes.  There is concern amongst residents because the developer is planning on using a cluster option to build homes on lots that are smaller than 20,000 square feet in an effort to preserve more forested area and they announced that the site is now up for sale.  The developer put it on the market about 45 days ago, but the sale is not a certainty as they have not received an offer yet.  If they do not receive any offers by fall they will continue to develop it.

Many residents are outraged that a brand new school in Clarksburg, Maryland in upper Montgomery County already is in need of five portable classrooms.  Little Bennett Elementary School opened with 525 students and grew throughout the year to 575 students.  With the population growing in the area because of development, more than 740 students are expected this year and it is projected to have 810 students in 2009.  The county does plan to open another elementary school in Germantown's Milestone development in 2009, which will take some students from both Cedar Grove and Little Bennet.

Our shopkeepers in the Highlands are having a slow start because of the development delays.  The shopping center, located at 23207 Stringtown Road at the corner of Fredeick Road, has nine business and one empty storefront.  Let's all let them know we want them to stay by visiting them frequently!  In the upstairs there are doctors offices and dentists.  One of the offices is that of Clarksbug Pediatrics with Dr. Armina Rahman.  Their offices are not only open to their own patients but they are open for walk-ins as well.  I was one of those walk-ins while my sister was visiting from Austria and they did a great job with her and my nephew.

Here's a quick update on the real estate market in Clarksburg, Maryland.The median price of homes sold last month was $511,000.  This is a 9.56 percent drop from the median price in June of 2006.There were eight homes sold in June 2007, compared to seven at this time last year, and the homes spent an average of 89 days on the market versus 80 days last year.So, to sum up, the prices have dropped and homes are taking a bit longer to sell, meaning that we are still in a buyers' market.

Damascus, Maryland is a community located immediately to the east of Clarksburg.Like many other areas in Montgomery County, home sales have slowed this year in Damascus.  More specifically, the number of homes sold in May of 2007 declined 46.43 percent compared to last year.  The median price of homes was down 8.73 percent, and the number of days on the market last month was 98 compared to 57 the year before.The increase in the amount of inventory on the market has allowed buyers to be very picky this year - a sharp turnabout from recent years, when multiple contracts per listing was more the norm.

Here's an update on residential sales in Germantown, Maryland, a community that's adjacent to Clarksburg.The media selling price in Germantown last month was $355,000, which is down 17.44 percent compared to May of 2006. A total of 31 units sold in May, compared to 41 at the same time last year, and the average days on the market  increased to 89, from 41.The homes that are selling are those that are aggressively priced, as buyers are aware that the seller's market of 2000 to 2005 has shifted dramatically in favor of buyers.

All pending development districts in Clarksburg are currently on hold until there is resolution of the issues surrounding developers' approvals and performance. The County Executive is forming a Clarksburg Development District Advisory Committee (CDDAC) to seek community input and receive recommendations on how to move forward. Cabin Branch is a  540 acre parcel of land east of Clarksburg Road and north of West Old Baltimore Road that is moving closer to development.  Five property owners are working on a unified plan for the neighborhood.  This will be the largest neighborhood in Clarksburg and will have more than 2,200 homes and 2.4 million square feet of retail and office space.  For now, the infrastructure site plan has been approved, which means that clearing and mass grading can begin.  Also, the school site, stormwater management facilities, and the road configurations were approved.  Individual site plans need to be approved in order to proceed with the roads, buildings and retaining walls.  Stay tuned for more updates as they come.
