  As the sky glowered a dismal gray, the first visitors stepped carefully down the slick cobbled streets of Mount Vernon Place at Baltimore's Book Festival. I guess we should have expected this; in past years the Festival has been cancelled at least once when a hurricane came through. But still, we hoped that on this Saturday dry weather would keep the thousands of books in scores of booths from curling. It was not to be. First it drizzled, then it rained, and then you couldn't hear yourself think over the pounding of the downpour. The picnic tables sat soggy and forlorn while the food vendors smiled hopefully at the passersby huddled under umbrellas. Books bring people out every year to Mount Vernon Place in Baltimore at the end of September. On a sunny day, the Baltimore Book Festival will be packed with book lovers from far and wide. On Saturday…well, we had a lot of "liquid sunshine," but the festival took place anyway, and though attendance was down, we were there. At first, you could have found us (my publisher, Peg Silloway, and me) in the MidAtlantic Book Publishers Association booth, talking with visitors about publishing and handing out information packets on the books published by association members. Dine at one of the many local Baltimore area restaurants listed at   www.mfeast.org  on Thursday, Sept 18th and 20% of your bill collected on that evening between 5-9 PM will go to Moveable Feast, the area's sole provider of meals to people living with HIV/AIDS and breast cancer. At the Web site a list of about 40 restaurants and the percentage of money going to Moveable Feast on that night is listed.   When I did my meme, I left out the answer to "I miss," because what I was missing, among other things, was my morning walk. Talk the Walk or Walk the Talk?     So yesterday, with camera in hand, I took a neighborhood walk around Cheswolde.             This house on Taney Road was a double challenge to sell – it was an unusual shape and style, having been designed by the architect/owner, and the condition inside made it an "as is" sale. Now the buyers are adding a lot more space and completely changing its look. We have plenty of variety in Cheswolde, including the "Clone-onials" that Baltimore loves so much, like this one. Houses along Druid Hill Avenue and McCulloh Street were constucted during the 1890's. The homes contain large interior design with three stories and as many as five bedrooms. During the 1920's homes were built on Etting Street. Allen Hainge and Ellie Palmer were driving over to Baltimore from Reston, VA to meet us for lunch. Great. And I knew exactly how to get to the Bay Café, but it's difficult to explain to someone who doesn't know that area of Baltimore where streets don't all go in a nice, neat, criss-cross grid. This is near the harbor, and some streets have been there for literally hundreds of years. They turn at odd angles, and some are one way. But thanks to a neat feature of the Treo, I could get directions by sending a text message to GOOGL (46645), and in seconds I had the address on my screen. I gave Allen and Ellie the address for their GPS, and they got there before we did! A friend told me about a cool site that rates the walkability of 2,500 neighborhoods nation wide. Walk Score calculates the walkability of an address by locating nearby stores, restaurants, schools, parks, etc. Walk Score measures how easy it is to live a car-lite lifestyle—not how pretty the area is for walking. This is especially important to note for Pigtown. I wouldn't feel safe walking to or in many of these businesses, but maybe that's just me.

I realized a long time ago that I don't just sell houses, I sell neighborhoods. It's a good thing that I love my neighborhood! Here is some video footage that was shot on a lovely Spring day this year of the Mount Vernon Cultural District in Baltimore City. It is home to the Baltimore Opera Company, The Baltimore Symphony, The Peabody Conservatory, Walters Art Gallery, Center Stage and many more wonderful arts organizations, not to mention a ton of fabulous restaurants. I hope to get some more little video tours of my favorite place up and running soon!

So, I get the call on Thursday...an excited investor that found me (of all places) on ActiveRain.  The investor is pre-approved, and unlike many calls I've been receiving from graduates of some awful "investor class" they are actually looking to take title to properties rather than wholesale, and start a portfolio of rental properties.  We discuss some strategies, and decide to meet on Sunday.
