Baltimore, MD Real Estate News

Today, I helped another first time home buyer!  It is moments like these that I remember why I decided to become a real estate professional.  Even in this wacky market seller's can sell at their best price and buyers and get what they want without feeling like they have paid too much.  That's is what happend today.  Don't be discourage by editor's of news papers trying to sell more papers and radio reporters trying to get people to listen.  All I hear is doomsday reports but I am experiencing something much better.  You just have to stay focused and work with professionals.

It all came together in Baltimore the other night:  the flowing curves of the architecture, the soaring tunes of Cole Porter, and the appreciation of women in music.   The Joseph Meyerhoff Symphony Hall is home to the Baltimore Symphony Orchestra. Founded in the early 20th century, the BSO is recognized as a world-class music organization. The Meyerhoff was opened in 1982 specifically to showcase music performances. There are no flat walls or 90-degree angles in the hall, and every surface, including the giant screw heads on the ceiling, was designed and tuned to present performances from the stage with clarity and warmth.                           Inside and out, the building combines a massive presence with a feeling of openness thanks to soaring walls of glass that let light into the...

When I started in the real estate business as an agent serving buyers and sellers, that was OK, I earned some commissions and really got involved in all the stuff that agents do; marketing, newsletters, calling FSBO's, open houses and farming. But, that is not why I wanted to be in real estate; I wanted to make money as an investor, I wanted to be a tycoon real estate investor. I was motivated to become rich and respected. It did not take be long to discover that there was much to learn, much to achieve and many hours of training to reach that lofty position. Now at 65, I am still learning, practicing and having the time of my life in this wonderful business. The very sad truth is that taking a pre-licensing course to become an agent does not teach a young apprentice how to invest in real...

It was a typical Type E day for Caleb and me.  It started with an early trip to the gym for a workout where Tamara who greeted us, checked us in, and said with a beautiful smile, "Enjoy your workout." Then I introduced him to my personal trainer, John Vargo, who makes my workout fun (well, maybe not so fun), challenging and never boring. He changes the routine every day. I never know what machine or exercise I will be doing next - the variety keeps me focused and holds my interest. Caleb said it was kind of tough lifting those weights with a drink in one hand, especially so early in the morning. Not to worry, it was a healthy yogurt smoothie.        From there we headed for Pimlico Race Track where the Preakness Stakes will be held in just a couple of weeks. Whatever horse wins the Kent...

Caleb's getting plenty of fresh air and sunshine during his visit to Baltimore.  Not to worry – I'm making sure he has a good sunscreen on since he didn't bring any other clothes. We don't get many perfect spring days in Baltimore, but the other day was sunny, breezy, and in the low 70's. Just right for another jaunt with my visitor. We took advantage of the great weather to visit Sherwood Gardens where the azaleas and tulips were glorious!   The gardens were begun in 1927 by John Sherwood, a local petroleum pioneer and conservationist. What started as a hobby has become one of the most famous tulip gardens in North America. Originally on private land, the gardens are now owned and maintained by the Guilford Association, a neighborhood association in that region of Baltimore City. Caleb...

Why Do You Have Caleb In Your Pants?                                                                                         That was the question Deborah Aiken asked as we entered her Daiken Design booth to view her hand made glass jewelry and accessories.                                                                                      It was one of many times that I explained Flat Caleb as a take off on Flat Stanley. As Colleen told us in her post, Flat Stanley is a popular children's book about the adventures of a boy who is flattened accidentally. A Canadian schTool teacher, Dale Hubert, began the Flat Stanley Project and 1995, and now there are several versions of Stanley around the world, including our own Active Rain Flat Stanley Project. Flat Caleb arrived safely in Baltimore. Thanks Nick 'Duh' Appraiser."As Colleen told us in her post, Flat Stanley is a popular children's book about the adventures of a boy who is flattened accidentally. A Canadian school teacher, Dale Hubert, began the Flat Stanley Project and 1995, and now there are several versions of Stanley around the world, including our own Active Rain Flat Stanley Project. In typical Active Rain style, Colleen wasn't content with one Flat Dude, but created five Flats and sent them out to experience our worlds. When Ashley was 7 years old and I was struggling trying to make a living as a agent and learning the real estate investment business,  I looked down at my little girl and said, "Ashley, when you get older, I am going to make you the CEO of my company. She titled her head, rolled her eyes to the ceiling as if searching for something deep within your memory and said, "No Dad, I want to be the B.O.S.S. Now at 27 years old she is the on line editor of Marie Clair Magazine in Manhattan New York. Children are wonderful, they make life rewarding. Charles Parrish

I was told that I should take the time to write a Blog post. This is my first attempt therefore I am not very good at it, however I am told that if I do this I will earn 200 points! Wahoo! Okay and where do I get to spend these points? What is the Point to the Points?First off, I didn't upload my own image of myself. I didn't want to scare anyone so I stole this male models picture and used it. I figured that the ladies would like it (maybe a few men too!) I hope that is alright. I am not very photogenic and this handsome devil, well just look at him!Next, I am uncertain as to why I should even be a part of this network. I don't know that I can contribute much. I am just some dumb clown that buys buildings in bad condition and attempts to get them into fair condition enough to sell them...

The soft real estate market is NO FUN!We have to jump through so many hoops to get to a pay day; find a listing, find a buyer, satisfy their price point and credit requirement, appraisers, underwriters, lenders, home inspectors, all before we can pass GO; go collect our well divided commission.  I stand up and salute Real Estate Professionals.  You deserve to be recognized for your tenacity, for your knowledge, vision and for the many hours of required training, dues, meetings and regulations. A top agent I talked to recently said that by dividing the hours she worked by the net income she made, less expenses, that she earned about $6.50 an hour. That may be exaggeration, but let's face it; we work hours without compensation, running into dead ends. Buyers and sellers lie, we are in the...

Buying your first Baltimore City County house (home) is a gigantic step that comes with a quantity of important choices. While you rent, rather than buying, you are simply making your landlord wealthier. Purchasing a home today is so straightforward there is no motive to wait, particularly since home prices have come down. Nevertheless, hurry! They are starting to rise due to buyers rushing to get into the market at the lowest prices. Financing is also good, so the time is now. Baltimore City, Pros and Cons of Living in the city, relocating to Maryland, Baltimore County, Harford CountyPros: Baltimore City residents often have shorter commutes because they are closer to the city and can often avoid heavily congested highways. Or if they work in the suburbs, they have significantly less traffic in a reverse commute. Most of the region's major attractions, private schools, universities, hospitals, museums and cultural centers are located in the city. Restaurants, shops and services are much closer to residential areas in the city, which significantly lessens the need to drive. Dining and nightlife options are more diverse. A wide variety of housing types is available. Neighborhoods close to the water - such as Inner Harbor, Canton, Fells Point, Federal Hill, Butc...

I like to thank Margaret Rome for her generious comments on her many posts and for sharing with me some great techniques of scoring on ActiveRain. We had a great conversation about selling properties using the Resereve Auction Methods of Marketing.  In this slow residential market today, sellers are looking for alternatives to the conventional method of selling real estate. Our little company had 644 auction sales last year, representing home seller and investors.Agents are earning attractive referral fees by referring their clients to the auction method of marketing. Susan Fields of Joban Realty was given a referral fee of $32,000 for referring 18 acres in Beltsville Maryland that we sold for $1,850,000.  Thank you the referral, it was a great sale. What attracts sellers to the auction me...
