This was the activity in Wilmington, MA - for the real estate market in the month of August 2010.   Frankly speaking - it does not look good - only 13 single family homes sold in the whole month which has 31 days! Total volume - only 5.472M - again, could have been lot better. The good numbers? 92 days on market is lot better than that of North Andover and 97% of asking price at which the homes are sold.   I wanted to write another post for Condo Sales - and decided not to write one. Reason? No Condo sold in the month of August 2010! (Courtesy - MLSPIN). I will have to check this again - and if I am not right, I'll post one more blog but...

There are currently 57 single family homes on the market today with an average list price of $448,228 with an average days on market of 202 days.  There are currently 22 single family homes under contract to close with an average list price of $348,150 with an averages days on market of 129 days.  More importantly are the closed transactions.  In the last 90 days, there have been 46 single family sales with an average list price of $378,070; an average sale price of $361,551 with an average days on market of 124 days.  The lowest sale price was $219,900 and the highest sale price was $649,000.  This data demonstrates that real estate is still selling in Wilmington.  Offering the correct price, terms and conditions will result in a sale!  Carol McDonald The Solutions Team RE/MAX ENCORE

I know in my area I am seeing inventory dry up houses selling quicker and on lower end properties some compeitive bidding.  We have seen a huge drop in multi family prices with investors starting to gobble them up. I think we are going to see the market flatten out in the next 6 months.   Only time will tell.
