With the Holidays upon us, the focus on Real Estate for sale tends to drift away until the new year.  However last year there was a rush to take advantage of the popular First Time Home Buyer's Tax Credit, and that drove sales this time last year.  And it is reflected in the sales figures throughout out the South Shore.  For the month of November 2010, Weymouth saw 19 single Family homes sell at an average sales price of $308,039.  Other than volume this is similar to the 37 single family homes that sold in the same period a year prior at an average of $306,570.  Time on the market also crept up from 58 days last year to 84 for the same period this year.  The take away here is that pricing has firmed up, but sales volume needs to pick up before we will see any significant price improvem... 12/03/2010

Volume & Prices Slip, Days on the Market Slip as well The month of October saw continued good activity in the Weymouth real estate market.  Twenty-six single family homes sold at an average sales price of $285,661.  However this is down from the comparable month a year earlier where Thirty-two homes sold at an average sales price of $321,244.  The two factors to note here are that time on the market is down to 68 days from 90, and last fall the market had the benefit of the First Time Home Buyer's Tax Credit.  I will also note that 15 of the 26 homes that sold were under $300,000 showing that there are still good values to be found, and buyers are in the market. Members of the Weymouth Elks 2232 will be serving up some finger-licking competition at a BBQ square-off to benefit charity. Twelve teams of Elks members and their friends and families will be battling each other for bragging rights as they grill steaks, spareribs and chicken at the Aug. 28 event. Three judges, including Mayor Sue Kay, will decide the winners, who will get trophies and plaques. The public will get to taste the results of the competition, and there will also be hot dogs, hamburgers and sides available. There will be a band, and a meat raffle to benefit scholarships for local students. The public will also have a chance to win a 30-inch flat screen television. Tickets are $5.
