Braintree-Weymouth Senior Walk for Fitness This Wednesday, October 12th, the annual Braintree-Weymouth Senior Walk for Fitness will take place on the Weymouth side of Pond Meadow Park. Braintree Mayor Joseph C. Sullivan and Weymouth Mayor Susan M. Kay will kick off the walk at 10 AM  and the program will run through to noon time (registration begins at 9:30 am). The walk is run by joint effort of the Braintree Council on Aging & Weymouth Elder Services and offers different levels of participation. The first level is the “Beginners Walk” which is a short 10 minute stroll, an “Intermediate Walk” which is up to 20 minutes, and for those who like more of a challenge, an “Advanced Walk," where the seniors walk for about an hour. For the record, this is a true story that happened at the office I work at, way before I started.  My broker was there and has told me this story a couple times.  It's great.  How can I not share it? The Weymouth, MA condo market has seen a good dip in the sales pace in the final quarter of 2010.   However at the end of 2009 there was a push to get properties under agreement so that the buyers could take advantage of the First Time Home Buyer's Tax Credit.  With that rush now no longer in the equation, the volume of sales has dipped, or perhaps, moved back to the mean.  The good news is that pricing remains somewhat firm and within the range of sales at the time higher sales volumes.  In the final quarter of 2009 Weymouth saw 49 condos sell at an average sales price of $202,924 or $192 per square foot.  In 2010 Weymouth, MA saw 14 units sell at an average sales price of $195,761 or $203 per square foot. The Wemouth Real Estate Market saw a slow down in the volume of sold condos for the month of November 2010 compared to the year prior.  Last month we saw 7 condos sell at an average sales price of $184,250 or roughly $195 per square foot.  In the same month one year prior, we saw an astounding 30 condos sell at an average sales price of $204,912 or roughly $192 per square foot.  One thing to remember was this time last year buyers were rushing to take advantage of the First Time Home Buyer Tax Credit.  I do find it interesting that with volume regressing back to the mean, prices have remained steady!
