Rates were positive the beginning of the week tied to stock weakness. Those improvements were erased in response to stronger than expected Automatic Data Processing (ADP) employment and Gross Domestic Product (GDP) data mid-week. The negative trend continued Thursday. The Employment Cost Index (ECI) rose 0.7% versus the expected 0.5% increase. The heavyweight employment report released Friday was weake...

The market was negative the first portion of the week as stocks surged higher and some of the early data was not rate friendly. Factory orders and ISM Index data were both a bit stronger than expected which pressured rates higher. Fortunately the all-important monthly employment figure Friday morning was rate friendly and we recovered a significant portion of the earlier losses. Unemployment came in at 6.7% versus the expected 6....

Weston 2013 Single Family Housing Report shows 295 properties in the various stages of sale. That is fewer homes than Wellesley, but Weston is a very different community.  House tend to stay on the market longer.  Schools are excellent, a bit more rural and private than Wellesley and still an absolutely wonderful place to live.  Weston is one of the nicest communities in MA without a doubt. Colonial-Green-Doorway-351-Weston Weston Single Family Market Report Aug 2013 had 109 homes that were on the market.  Active, Under Agreement, Sold, Expired and Canceled listings each month give the buyer and seller insight into what price is correct in todays market. The market is forever fluid and ends up being the decision of a buyer to pay what a seller will accept. Each deal is different and they all are the same. Each party is looking to get the best deal possible.  That happens when you know what your market is doing. That is why I share these monthly Market Reports. Aug 2012 Single Family Active Listings: 69    Avg. Liv.Area SqFt: 5,927.46     Avg. List$:$2,900,852    Avg. List$/SqFt: $469     Avg. DOM: 183.14 Single Family Under Agreement Listings: 12    Avg. Trading Monday and Tuesday saw a full discount point increase (1/4% in rate) tied to stock strength. Rates improved a full discount point Wednesday tied to comments from Fed Chairman Bernanke.  The gains Wed...

Weston, MA 02493 Annual Single Family Housing Report has 288 homes that were Active, Under Agreement, Sold, Expired or Canceled in 2012. Homes in Weston take a bit longer to sell than in surrounding Wellesley in part because there are fewer homes.  Weston schools are consistently voted as one of the top school systems in the State and this drives some of the traffic.  Nearby Wayland and Wellesley also rank among the best school systems so if a buyer is traveling west out of Boston there are choices in this regard.  There are a total of 3344 Single Family homes listed in the public records for Weston.   692 Boston Post Rd 2 Weston 02493 Single Family Active Listings: 51    Avg.   63 Westcliff Road, Weston, MA 02493 Weston, MA 02493 Single Family Market Report Sept 2012.  There are 111 properties on the market right now in either the Active, Under Agreement, Sold, Expired or Canceled status in Weston last month.    Just like last month most of the homes are in the Active For Sale mode. The activity has been slow and the Sold prices are not trending in the same way they are  in neighboring towns.  One listing went on the market more than a year ago at the list of $1,695,000 and ended up selling this month for $1,310,000.  This is just $10,000 more than they paid for the home back in 2002. A large part of this has to do with pricing and marketing.  Having an agent build a website with your address as the URL is really no benefit since no Buyer searches properties...

Weston Top School in the Boston Area per Boston Magazine review Weston, MA Single Family Market Report August 2012 is in.  The news is continuing to skew upwards.  On the schools front, Boston Magazine just ranked the Weston Schools system as the best in this area.  Weston has had the best school system by this magazines ranking in two other recent years. The truth is that Weston, Wellesley and Wayland all have top notch schools, but this year Weston wins top honors again.  Congratulations to the Weston Public School System for their attention to the education of our children. With 118 listings in the Active, Under Agreement, Sold, Expired and Canceled buckets in the MLS there is a lot of activity. With prices still low, and interest rates still at historically low levels it is still a...

Anguilla BWI Beach Long before there was money there was land.  Land has been the gold standard for as long as wealth has been calculated.  Voting rights were connected to land ownership here in the US.  Kings gave land to Nobles who allowed workers to work the land and keep some of the results, but the land owner was the one who made all the money, or in this case wealth. There are times in the swing of economic pendulum’s when there is great opportunity and now is clearly one of them.  With interest rates at an all time low and second homes ready to be had at incredibly low rates, it makes sense to consider putting real estate into your portfolio.  Real estate has been the steady climbing investment year over year beyond any other investment.  No, I am not a financial planner, I am a...

Goats at play in Anguilla At a graduation party this weekend for one of our friends children I was approached by another friend who hoped that I would consider inviting all my friends to Anguilla.  Happily I do so.  If you know me, if we worked together, went to school together any time after kindergarten, if we played on a team somewhere together, or if even we shared an escalator in one of those city escalator buildings some December 24th let’s get together in Anguilla, come on down.  A house full of grateful friends and social sycophants fills me with joy each morning and something to share, here and there. As you get in to your 4th and 5th mow of the summer it looses some of it’s luster as an activity and you begin to think about white sandy beaches that go on for miles.  Investin...

This month has been big for me.  I have been an agent in MA for 18 months now and have already won some awards.  My commissions in my first year were just below $100,000 which put me in the Executive Club for the REMAX system.  Not bad, but I wanted to do better and I will this year. I just heard I have been named for the second time in 18 months as the "Agent of the Month" for REMAX New England.  There are a lot of great agents in New England and this is quite an honor for me.  When I told my wife about it the other day, I was flying high.  She calmly looked at me and said, "Larry, we don't need any more gold stars for the outside of our refrigerator. We need food for the inside."  While her comment was somewhat of a buzz-kill for me, I completely understand her thinking and agree with...

Vacation property is back and looking more and more like one of the best places to protect your long term assets. Self directed retirementaccounts I have spoken of before in this blog is one answer, but today I would like to share the benefits of Fractional Ownership. With fractional ownership you can get far more for your money. You get far more because you are pooling your money with others to acquire properties 2, 3, or more times the value you personally could afford.Because the cost is shared, you can get more. There has never been as good a time to buy. Prices are at a low, as are interests rates. With those two low the next swing of the pendulum is up. This is a classic buy low sell high scenario. I represent vacation properties that are both exclusive and private. The owners of...

I am excited to be sharing this home.  It is so unlike most homes of the Boston Area. There are many, many fine homes in this area with the vast majority of them being Colonial. No surprise there as we are one of the original Colonial states and our homes go back to those days.  This home is a contemporary and it is built in the block style of architecture that Frank Lloyd Wrigt and the architect of this home Maurice K Smith used in their thinking of the home.  Each room is designed for optimal light, air, room and flow.  After each room has been designed it is then the architects skill that puts the blocks together to fit the land and space on which it sits.  The attention to the details of the rooms and their placement on the land make living in this home a daily wonder.  This is more...
