In Norwell, Massachusetts, sales have slowed, and last month's average sale price was low compared to the trend. The prices paid per square foot were below trend also. Surging prices this summer have been offset now in the slower winter months. Homes sold in Norwell - September 2013 Norwell, Massachusetts, has had a contrary month, compared to other South Shore towns. Sales are up (they are down elsewhere), prices are up substantially, but the prices paid per square foot is down. The average SALES price was $566,000 LISTING price was $580,000 ORIGINAL price was $596,000 ASSESSMENT was $535,000      - Average = total prices / number of homes   The median SALES price was $569,000 LISTING price was $579,000 ORIGINAL price was $579,000 ASSESSMENT was $478,300      - Median = the home halfway down the list The average number of days on market was 81 The average price paid per square foot was $241 Look how close the sales prices are to the last listing price before the sale. Here are some of the events affecting mortgage rates today: What Mortgage Backed Securities (MBS) Are Doing Today: The price of the FNMA 30-Year 4.0% MBS coupon opened at 103.28 this morning - the same as yesterday's close. At 10:00 AM, the 4.0% MBS coupon was trading at 103.08 - down 6/32 from its opening. Remember, on mortgage backed securities (MBSs), as the price goes down, the yield goes up - and so do mortgage rates. I expect that mortgage rates will be up to 0.250 points worse in price this morning as compared to yesterday. The Trend in Home Sales in Norwell MA - Improving, or...? Home prices in Norwell on average are falling! Home prices have fallen 5.4% since July of 2009. The current average listing price of homes for sale in Norwell MA is $723,370, down 2.9% from a month ago. Compare this to the current median sales price of $482,500 - where half of sales are above this amount and half below it. Prices of 3 and 4 bedroom homes are down from year ago levels. 3 bedroom homes are down just 0.7% while 4 bedroom homes are down 15.3%. Next year this time I do hope to be part of a great Norwell, Massachusetts community activity and reaping the rewards on a weekly basis.  This is the first year of Norwell's Community Farm.  It is an interesting concept which required many positive people to put the plan into action.  Norwell in 2009 Town Meeting voted $50,000 in funds for the Community Preservation Fund.  As defined on  the US Department of Agriculture Department website this is a CSA project (Community Supported Agriculture project which requires a buy in from the people to initially fund the project, reaping both the risks and rewards) one of only six such projects in the Commonwealth existing today. The Norwell Police Department was awarded 75 bicycle helmets through the Executive Office of Public Safety and Security's highway safety division. The goal of the program is to reduce the number of bicycle, skateboard, Rollerblade and scooter injuries. Does anyone else get irked by open house visitors who prefer to remain anonymous?  Last Sunday, I was able to attract six different parties to my open house during a lovely afternoon in Norwell, MA.  Out of the six, only three bothered to sign in and no one left any contact information!  I got first and last names, but no phone numbers, no email addresses and only two people put in their city, not no street address.  I understand that some people do not want to give out their personal information so they won't be bothered, but everyone putting so little down surprised me! I don't want to be one of those phonies who write-in a fictional visitor just to get the ball rolling.  I do politely ask people to sign in, but you can't really force everyone to give you all their info.  Especially s...

Sales in September were 7, the same as last month. Sales/list price ratio in September moved down to 94.3% from 95.8% in August. Median price for Norwell in September was $623,700. This is up 10.9% from $562,500 in September of 2008. Average sale price (most recent 3 months) is $594,985, way down from $743,996 in 2008.   Inventory is 82, down modestly from 89 in 2008. New listings in September were 23, unchanged from the same month last year.   Days on market of 100 in September was up substantially from 68 in August and way up from 81 in September of 2008. Well, you have to close on a home by November 30th. to take advantage of the 8K tax credit. They are really not talking about extending it either.  If you do not have some thing under agreement now, forget it for the most part. Put it all down on paper. Even if you have been saving, you will never see these prices (in the east) or rates like this. Even if you have been a squirrel with your money, FHA is the way to go. Fore go the fancy wedding, lets talk a roof over your head, and some nice equity down the road. How fast people forget about a wedding...sorry, but this is true. I sure wished this was available to me when I was buying my first house.
