Patience is a virtue for just about any circumstance including selling your home. Yet sometimes you must sell quickly when a job opportunity arises or you face an abrupt lifestyle change. Assuming your home is in good condition and free of liens, here are several tips to help expedite a sale. 1. Price your house correctly: Working with your agent, choose a price that’s somewhat lower than what you’re seeing in the market, but not too low that it will send up red flags. Let your agent establish a price he or she feels will make your house the buzz of the neighborhood. The amount may not be what you had envisioned—remember, the market has changed substantially over the last five years—yet when priced slightly below comparable sales you should attract serious buyers. Many Prudential Rea...

Last night, my wife and I went to Bistro Limoncello's restaurant on West Main Street in  Northborough, MA.  We've been married for almost 18 years, and try to have a date night once a week.  It's also a good excuse to get a break from the kids once in a while. Anyway, this establishment has become a favorite of mine over the last couple of years.  The food is good, and so is the ambience.  I especially enjoy the live entertainment on Saturday nights.  Last night, the restaurant featured a young man singing the best of Frank Sinatra tunes.  If you're a Sinatra fan, Bistro Limoncello's is the place to be on a Saturday night. The owner, Marc Turo, always comes over to our table to say, "hello."  He grew up in the restaurant business, and most people can probably tell how experienced he is...

Want to sell your home in Central Massachusetts?  Develop a good strategy.  Agents are almost always better than homeowners at this process because they live, sleep, and breathe real estate.  Uncle Harry may claim to know everything about selling real estate, but what worked in 1975, does not typically work well today.  Interview an agent, and if you feel that you can trust him/her, hire that person.   Here are a few other things to do for those who want to sell their homes quickly: Listen to your agent.  If he/she recommends hiring a professional cleaner, it's because they want your home sold.  Don't take it personally if the agent tells you to remove furniture, pictures, etc. Marketing.  If the agent interviewed doesn't mention technology, start looking for another agent.  Most buyers...

In the video, I discuss how to begin the relationship process with strangers beginning with a LinkedIn group, and developing these prospects to the point where they become online, and in-person contacts.  Some of them may even become clients or referral sources.   Highlights include: Networking using LinkedIn groups. Following second level contacts.  Cross-referencing and following those contacts on twitter. Set up a group circle, and add the LinkedIn group contacts. Follow their posts, and discussions.  Make comments when appropriate. After you've been able to engage, connect with them on LinkedIn. Then, ask your new contact if can add him/her to your newsletter.  Show them a previous issue. Finally, contact them to meet for coffee, and discuss how you both can help each other grow you...

In this latest episode of Less Broadcasting, More Listening, I ask realtors what strategies they’d use to market the house discussed in the video.  The house I describe is not a beautiful waterfront mansion with circular stair cases, etc.  To put it bluntly, it’s a dump. Click here to view this video. In this second video below, Jessica Riffle Edwards, says that one of the hardest parts of her job as a realtor, is telling people that their house has some “less than desireable” features. Just taking a survey because I searched through Active Rain and didn't see the answer to my question regarding Real Estate Owned (REO) properties: Does anyone have any success stories in which the bank agreed to make repairs?  My specific question deals with the likely presence of lead paint in a house built in 1890. The buyers have a two-year-old and another one on the way. The house has been on the market for over one year and the buyers are wondering if the bank would consider bringing the home into compliance if lead paint is detected. I have advised them that it is not likely but that you never know until you try.  Again, I would just like to open up the floor for any success stories.  Thank you.

Fields of wildflowers outside the kitchen window. Views of New England church steeples in the town nearby. Room to roam. Room to relax. Welcome to Northborough, Massachusetts. Hidden on a Northborough hillside, surrounded by estates and farms, is a cul de sac enclave that is home to five custom-designed luxury residences. Tucked into the countryside on lots that range from two to eight acres, the classic New England style homes fit seamlessly into the landscape, affording views that emphasize the solitude and calm that is Green Street. The estates on Green Street are a sanctuary, a private oasis, an escape from urban chaos—yet only 40 miles from Boston and 10 miles from Worcester. Green Street is a hike through gardens and woods. It’s a sunset glimpsed from the balcony off your bedroom...
