    As of January 31, 2009, there were 64 single family listings in Natick on the Multiple Listing Service (MLSPin).  Although the market absorption statistics for Natick show that the market is "balanced", home sale figures tell a slightly different story that Sellers and those interested in selling should take note:  Overpriced Homes Do Not Sell. The Senate voted to approve a tax credit of 10 percent of the value of new or existing residences, up to a $15,000 limit. Presently, only first-time home buyers receive a $7,500 tax credit, so this represents a significant change. The cost of the proposed tax credit is an estimated $19 billion. As the economic stimulus package continues to be hammered out, it is possible that the homebuyer tax credit may be changed or even eliminated. But it does represent an attempt to accomplish two very important objectives:  to put money directly into the hands of the general public, and to give a critical economic stimulus into the flattened housing industry. Instead of paying an upfront fee of $25.95 when you purchase a transponder, FAST LANE commuters will be charged a monthly .50 fee totaling $6.00 per year, along with paying tolls.   The transponders will be given out starting Feb. 15, and the new fee will be implemented June 1. Drivers who buy a new transponder between Jan. 15 to Feb. 15 will get a credit toward the cost of tolls.   As of December 31, 2008, there were 73 single family listings in Natick on the Multiple Listing Service (MLSPin).   Year to date sales figures show a 20.7% decline in sales volume and average sales prices are down 13.09% compared to 2007. The  average single family home price in Natick, MA is up from the year 2006-2007 but there were 71 less homes sold year 2007-2008.  The average days on market is essentially the same.  The list price to sold price average is 96% which is not too bad.   There were far more luxury homes sold in the prior year.  The highest price in Natick this past year was $1,282,000 while in the prior the highest sale was $2,275,000  The concentration seems to be between the $300k to $600K single family properties.
