Great couple of weekend events hosted by the Milton Public Library in Milton Mass. There is a current art exhibit by Painter Michael Petringa in the Wotiz Gallery. I saw his work last evening at The Library. You can visit Michael Petringa's web site here   This weekend the Milton Public Library is also hosting a great short film animation class for children which will teach kids stop animation photography. We recently completed first quarter for 2013.  Hard to believe how quickly time flies.  Time to look at the real estate market in Milton MA for first quarter of 2013.   From January 1, 2013 - March 31, 2013, there were 29 single family homes sold in Milton, MA*. The lowest priced home sold for $125,00.00 and the highest priced home sold for $1,225,000.00. Milestones and Bumps along the road are a part of life.  I am in a hotel room with my wife still sleeping and I am thinking about this milestone we have just crossed.  Our son is a senior in college and his lacrosse team was playing their last home game of the season, and of his career yesterday.  We have watched him through all sorts of sports. We have made friends along the way--other parents with kids in the same sport.  It has been a wonderful ride and many excellent memories.  As parents who didn't get started with our family until we were well into our late 30's we were laughing thinking about how we can get back on the ride.  It is unlikely our son will marry any time soon as he is focused on career at this point and we are fine with that. The average sales price for the month was $543,800.00.     February is not normally a busy month but February 2013 sales were the same as February 2012.  The chart below shows home sales for the month of January over the past five years.     However, In spite of being a traditionally slow month, February sales seem to be holding steady in Milton.  So while January sales were slow, February seems to be back on track...

We are one month into 2013.  Let's see how the real estate market in Milton MA is doing for January 2013. From January 1, 2013 - January 31, 2013, there were only 4 single family homes sold in Milton, MA*. The lowest priced home sold for $415,000.00 and the highest priced home sold for $775,000.00. The average sales price for the month was $533,250.00.     While January is not traditionally a big month for real estate, January sales in 2013 are down over 2012. This chart shows home sales for the month of January over the past five years.   However, my guess is that the low sales for January 2013 is due in part to the low housing inventory we are seeing in the area.  In addition, 2012 home sales in Milton were very high so that there were not a lot of choices left by the end of the year ...

The lowest priced home sold for $249,900.00 and the highest priced home sold for $2.2 million The average sales price for the month was $641,492.00.  Another interesting fact - while there was one home sold at $2.2 million, there were also four homes that sold in the million dollar price range.   Milton, MA 02186 Annual State of the Market. This year marked the beginning of the slow climb back up in real estate.  The return to the values we saw in 2007 may never be reached, but we will experience a slow climb up out of the depths we lived through in 2009 through last year.  The economic stimulus helped somewhat.  More reasonable lending guidelines have also helped, but it still not easy to get approved for a loan and for that loan to close on time.  There are hurdles with the lending underwriting and everyone is running a bit scared still.   1661 Canton Avenue is right at the mid price in Milton   It is clear that the dream of home-ownership is still quite alive here in the US and here in MA.  With rental rates soaring because of low inventory of available houses the landlords...

October 2012 Market Report for Milton MA For the month of October, 2012, there were 10 single family homes sold in Milton, MA*.  The lowest priced home sold for $392,000.00 and the highest priced home sold for $830,000.00. The average sales price for the month was $556,290. Those numbers are actually down from October 2011, which saw 21 single family homes sold in Milton MA with an average sales price of $585,595.00.  Here is a chart showing October home sales in Milton for the past five years. Those numbers, however, can be deceiving.  I suspected that the slowdown in October was due to very brisk sales earlier this year.  I was correct.  Year to date, from January 1, 2012-October 31, 2012, there were 198 single family homes sold in Milton MA.  That is up from 2011 and the chart below ...

  Scary Time of Year?  When asked this question many people would say tax day in April, not in October. That is unless you were young and your imagination was still not yet stifled.
