  Medway Ma is, in a lot of ways, a good measure for the market in Metrowest Boston. I've been asked recently by quite a few people, just how is the market? Well, we know rates are at historic lows. We've all seen properties in Medway and all over Metrowest that are selling at sometimes year 2000 prices and lower. How are the sales? My answer and those of realtors I've talked to - they're a bit sluggish still. So I decided to look. Are we really off from 2009 in # of homes sold. Here's what I found out. We are within 97 % of what we did last year in terms of the number of homes sold be end of 3rd quarter. But what IS different is when in the year the sale was made.   Medway has had a few challenging years in Education. The new High School is a beautiful facility but it took a few years to settle some of the apparent flaws in the construction. With the economic downturn that was national, our own town's financial trials in 2006 seemed to double the impact. We all remember when the Library lost accredidation because of our lack of funds, but that has been resolved. And I'm hear to observe in 2010, all is right with Medway and its financial stability. We are all busy but we all crave information and data is everywhere. I was out with a set of clients (Yes I say "set" because it was actually 3 groups of clients - all friends considering moving to a new development together) when the subject of a recently foreclosed home came up. Information was flowing quickly about when it sold and how much it sold for. I did not offer any information because I wasn't exactly sure. But before we left I heard numbers ranging from 350's to 400's. That was an easy misconception to clear up. When I got back to my office I simply pulled up the listing and sent it to everyone.   Medway is a microcosm of MetroWest Boston  in a lot of ways and the month of August gives us a feel for the market in Medway and the MetroWest Boston Home Sale market.  Thirteen homes sold in Medway in August, 10 single family homes, 2 condos and 1 multi.  This is an improvement over 2009 where 10 homes sold of which 2 were condos.  Lets look at how long it takes to market a home in 2010 verses 2009, for that we use "Days on Market or DOM" which is  the # of days it takes to sell a home from the day it goes on the market to the day an offer is accepted.  In 2009, the days on market was 142 days.  In 2010 days on market for single family homes was 156 days.  But when you look at the detail, four of the ten single family homes took quite a while to sell.  In all four cases, they were u...

I'm SO EXCITED! The residents of Medway own a particularly beautiful property that I've written about before. It's an historical property with a house and barn that dates back to the early 1800's but what is as impressive about the property is where it is, bordering Choate Pond and just outside of the Park Area that is so important to our town. And for close to two months now, there has been a town sponsored committee working on plans for the best future use of this property.
