The leaves are falling from the trees, Halloween has come and gone and we've turned the clocks back. It's time to take a look at what's happening in the Malden real estate market. Malden Real Estate Market Statistics as of November 2, 2009   The average days on market is another important statistic to look at. Malden single family homes sold in an average of 99 days on the market. Malden condos sold in an average of 100 days on the market while multi family homes in the city sold in an average of 109 days. Let's compare this to what was happening in Malden in February 2009: The fall market is historically busier than the winter market, so it's not surprising that the number of months of inventory are down significantly from the winter time. The average sales price of single family homes...

Yes, there are nice places to live around Boston where you don’t need to eat macaroni and cheese each night because you’re spending every dime you make on your house! Malden is 8 miles north of Boston. There are two MBTA stops in the city. The Oak Grove T stop is one end of the Orange Line (so you can find a seat in the morning) and is located on the border of Melrose. The Malden Center T stop is, well it’s in the center of the city itself.  The recently built YMCA has a lap pool and separate therapy pool as well as lots of exercise programs for all ages. In November, Business Week put Malden on their list of Best Places to Raise Your Kids 2009. Now before everyone jumps all over me, let me explain that the magazine was looking for the best affordable cities to raise kids. They picked o...

The prices of real estate in Malden, MA have come down, just like the rest of the country. However, unlike many other areas, properties are selling in the city. Average Days on Market Single Family Homes - 115 Condos - 170 Multi Family Homes - 132 The statistics show that I’m not just looking through rose colored glasses, either. At the same time last year, Malden had 12 months of inventory on the market (yes, a solid year!). As you can see from the chart above, we now have an average of 6 months of inventory for sale. Real estate markets are considered at equilibrium (not a sellers’ or a buyers’ market) when there are between 4 - 6 months of inventory for sale. The other item that jumps out from the latest statistics is the dramatic change in price of multi family homes in the city. Th...

Business Week recently named Malden, MA the best place to raise a family in Massachusetts, The Boston Globe reported November 13, 2008. "Reviewing data from communities with more than 50,000 people and median household incomes between $40,000 and $100,000, the magazine weighed school performance, crime, the environment, diversity, green space, and affordability." City officials point to Malden's parks, improving schools, and relative lack of violent crime, as evidence of the city's success. The article has prompted more than 70 comments from readers on the Boston.com Web site. Read The Boston Globe Article

Business Week magazine just put out their list of the Best Places to Raise Your Kids 2009. The magazine was looking for the best affordable cities to raise kids. They picked one city in each state and were looking for cities with a population of at least 50,000 and median household incomes of between $40,000 to $100,000. The very short article on Malden cited the city's racial diversity and easy commute as some of the reasons why it was picked. Ready for the kicker. . . Cambridge was one of the runners up, so if Malden cannot fulfill its duties during the year, Cambridge can step in and take over the crown :)

What if you came home from the grocery store one day to discover your home in flames? Or imagine a beautiful day taking a nasty turn and suddenly there’s a tornado at your door. Or how about something much more common, like lightning or burglars? These things happen all the time to people who never thought it would happen to them. If you were to lose your home or possessions, or they were damaged, would you have enough homeowners insurance coverage to recover? And do you have a place to live while repairing? That alone can add up to an alarming amount of money, depending on how long it takes to repair your home. That’s why it’s so important to protect your home against these situations. After all, your home is one of your biggest investments; it’s common sense to keep its safety insured...
