Trend and Forecast in Mortgage Rates on July 30, 2010 - Improving, or...? Here are some of the events affecting mortgage rates today: What Mortgage Backed Securities (MBS) Are Doing Today: The price of the FNMA 30-Year 4.0% MBS coupon opened at 102.09 this morning - the same as yesterday's close. At 9:30 AM, the 4.0% MBS coupon was trading at 102.56 - up 9/32 from its opening. Remember, on mortgage backed securities (MBSs), as the price goes up, the yield comes down - and so do mortgage rates. I expect that mortgage rates will be up to 0.250 points better in price this morning as compared to yesterday. The Trend in Home Sales in Cotuit MA - Improving, or...? Home prices in Cotuit on average are rising! Home prices have risen 15.2% since June of 2009. The current average listing price of homes for sale in Cotuit MA is $850,247, down 1.7% from a month ago. Compare this to the current median sales price of $355,000 - where half of sales are above this amount and half below it. However, 3 and 4 bedroom homes are selling for less. Prices of 3 bedroom homes are down only 0.8% while prices of 3 bedroom homes are down by 5.3%. It was my first year particpating in the Historical Society of Santuit and Cotuit's annual Taste of Cotuit and I was pleasantly surprised by all the great food and wine put on by the local vendors.  They say it takes a village to raise a child but it takes a community to raise money for such a good cause. There were over 111 tickets sold and $1200.00 raised in the silent auction.  This money will be used to support the Historic Society's perservation of buildings, local scholarships and the education of our village through lectures, seminars and newsletters. The community is very involved in such events and we are always looking for new members to join.  If you need any information regarding membership or would like to volunteer please give me a call at 508-428-0724.

The Strawberry Fesitval in Cotuit was a huge sucess on Saturday with beautiful weather throughout most of the day.  Over 300 strawberry shortcakes with whip cream were served to the young and old.  This is just one event held at the Dottridge Museum at 1148 Main Street, Cotuit that attracts villagers so that we can all come together and support the Historical Society and its tireless efforts in perserving the buildings and history of Cotuit. III It appears that the Mary Barton Land Trust might be giving the 800 acres parcel over to the Barnstable Land Trust in order to provide stronger custodianship of the land.  If you haven't been to the pond you will find great trails with dog friendly people.  It is important to keep your dog under control so as to provide enjoyment to others who are afraid or just not tolerant of dogs. The Trust is looking for new donations in order to maintain and perserve the land.  It looks like the dog owners and their dogs can continue to use the pond and surrounding woods at least for now.

  Mid 2009 Market update Greetings With the 2nd quarter of 2009 almost at an end, we see a glimmer of light at the end of the Cape Cod Real Estate tunnel. There are positive signs of energy in the market, but tempered with caution on the buyer side.  I view the daily Multiple Listing updates, which show new listings (many), price reductions (considerable),  ‘pending' sales (stronger) and sales (stronger at the end of each month), and anecdotally feel there is movement. The Statistics we see in newspaper and on TV and the Web are largely based on actual ‘sales' (closed transactions), which means those properties went under agreement about 45+- days earlier. The real action is in the showings and the pending sales, and is not as quantifiable, since I am not privy to showings that other ag...
