A Concord MA home buyer should receive a brochure, Home Inspectors Facts for Consumers Sheet, at the time of the signing of the first written contract to purchase from the Seller or Seller's agent.Since MA Home Inspector licensing in 2001, a consumer must have a signed exclusive buyer's agent agreement with a Real Estate Broker or Salesperson before the Real Estate Broker or Salesperson can refer a home inspector.Without a signed exclusive buyer's agent agreement, the Real Estate Broker or Salesperson may only refer the buyer to the list of all MA Home Inspectors from the Massachusetts Board of Registration of Home Inspectors.Finding your Concord MA Home Inspector from the list of all MA home inspectors can be quite a challenge. “Luxury” is one of those hot/cold words. Although in some connections, it can bring images of excess and self-indulgence, for the most part, it’s an appealing term. It makes you think of being pampered, treated with courtesy and respect – all in all: the way we all deserve! In real estate, it means ‘quality.’    According to the National Association of Realtors’ Profile of Home Buyers and Sellers, approximately 6% of buyers wind up purchasing what are classified as “luxury homes”. Prices vary dramatically throughout the country, but Concord luxury homes are generally considered to be any listing whose price falls within the top 10%.     No matter what the price point, to be successful, luxury homes must be marketed to appeal to the limited pool of Concord buyers of luxury homes. When yo...

For those of you who have not heard, there is another battle setting up for MERS. The controversy: assignments which John O'Brien (Register at Essex South Registry of Deeds) claims are due to the Commonwealth. Let me give you the background first. MERS, which stands for Mortgage Electronic Registration Systems, is a central registration point for a greater majority of the mortgages in this country. As you probably know, mortgages are bought and sold every single day. Accordingly, it is customary, when a mortgage is bought or sold, that the mortgagee record an assignment at the local registry where the property is located. The assignment basically states that BANK X is now the interest holder. In Mr. O'Brien's report, which can be located at www.salemdeeds.com, he states that MERS has ...

There is something magical about taking pictures after a snowstorm. Here in New England the sun always comes out and we have a very bright blue sky. It's absolutely wonderful for capturing pictures. Imagine living in a home built in the 1700's with 4 fireplaces. I love the way the snow fell on the wreaths. Well, it's going to snow again tonight and we are expecting another 10 - 16 inches!

Concord's Colonial Inn is a true historic landmark overlooking Monument Square, the Inn is independently run offering a one-of-a-kind experience. It is centrally located to shopping, restaurants and local historic attractions like the Old North Bridge. I took this picture the day after 17" of snow fell here in Concord, it was rare to have the opportunity of no cars parked in front of the Inn. The Inn is always decorated and is a pleasure to look everyday. Visit Concords Colonial Inn for more information.

In a town such as Concord, MA, rich in history as well as it's literary heritage, it should come as no surprise to find a library that is in a class by itself.  The Concord Free Public Library has always been one of my favorite places in Concord.  It was built in the early 1870s, with Ralph Waldo Emerson giving the keynote address at it's dedication in October of 1873.  The original Gothic structure has gone through many renovations and updates over the years. This library has held a special fascination for me since I was a child.  The warm, rich woods of the interior, the statues of local writers, the gallery upstairs, which showcases local artists as well as school children's work are all reasons I love to visit this library. During the summertime there are concerts on the front lawn ...
