A Chelmsford MA home buyer should receive a brochure, Home Inspectors Facts for Consumers Sheet, at the time of the signing of the first written contract to purchase from the Seller or Seller's agent. Since MA Home Inspector licensing in 2001, a consumer must have a signed exclusive buyer's agent agreement with a Real Estate Broker or Salesperson before the Real Estate Broker or Salesperson can refer a home inspector.Without a signed exclusive buyer's agent agreement, the Real Estate Broker or Salesperson may only refer the buyer to the list of all MA Home Inspectors from the Massachusetts Board of Registration of Home Inspectors.Finding your Chelmsford MA Home Inspector from the list of all MA home inspectors can be quite a challenge. It's 1:18 a.m. on a Friday, I guess it's technically Satuday.  I'm looking for some information for a client of mine who is interested in a particular condo in Chelmsford, MA.  Since I know he is using FHA financing, first thing I do is check the list of FHA approved condos.  In Massachusetts, these lists change frequently as more and more listing agents are encouraging their sellers to get their condo association pre-approved to ensure for quicker closings and to attract more buyers to the property. Here is what I find when I visit the HUD website to pull the current list of FHA approved condos in Chelmsford, MA.       I've gotten this message before, and I HATE IT.  Prepping for Saturday or Sunday showings, the website is never available... which is when 50% of my business takes place...

Chelmsford MA Foreclosures, Short Sales and Bank Owned Real Estate for Sale Purchasing a home at a Chelmsford MA foreclosure auction has many risks to a potential buyer and in most cases the bank will bid and take possession of the property at auction. The property is then referred to as bank owned, REO (real estate owned) or foreclosed property. To search the MA MLS listings visit Chelmsford MA MLS listings. A home owner may attempt a "short sale" whereby the bank agrees to accept less than the mortgage balance based on the owner's hardship and financial status. Obtaining approval can be a long and difficult process. Additionally, there is no assurance that the lender will accept an offer at or above the listed price. Bank-owned and short sale listings are often marketed with a real es...

My boyfriend's 8 month old Yellow Lab, Lincoln, would be a phenomenal real estate if given the opportunity to do so.  Here are the 10 qualities Lincoln recommends any good real estate agent possess. 1. NO MEANS LATER - Lincoln believes that if someone tells him no (ie. No Lincoln you can't eat that shoe or no Lincoln you can't eat the cat's food) that simply means to shelf the request to a later time.  When you ask a client for business and they say no...that just means you should ask again later (sooner rather then later but at least later). 2. PEOPLE WANT TO KNOW ME ATTITUDE - When Lincoln is walking through my neighborhood he simply assumes that everyone is looking forward to getting to know him.  He goes out of his way to be a personal greeter for the neighborhood.  If Mr. Hood is w...

I have noticed as, we all have, the constant plunging of real estate values. Not to many days passes with out 10,000 15,000 20,000 dollar reductions in the sale price. My watch list constantly reflects the reduced values of properties. I mentioned this to an interesting fellow I met who has had an eclectic career in the real estate and building trades. When I met him he was completing an observatory that contained a rolling roof that he designed himself. He is one of these guys that pay attention to details and live really creative lives. Anyway! I said why all the discounting and no real improvements to stagnant properties. What he said surprised me! He said realtors are getting lazy. I disagreed and said so. He qualified his opinion saying that there are the three tenets of real estat...

When it comes to Real Estate, it is important to look at Local Trends, not National Trends. I'm sure you've heard the saying "the most important thing in real estate is Location, Location, Location." I couldn't have said it better myself. Real Estate can be broken down into two major categories: Commercial & Residential. But these markets can be broken down even further.  Residential markets can be broken down to: detached single family, attached single family, 1-4 unit, and condominiums.  These markets too, can be broken down further into additional sub-markets. I could go on for quite some time, so I will stop there. But I've seen it broken down to the point of a home on one side of the street would sell for 10% more than a model match home on the opposite side of the street. Here is ...
