  Charlton's Old Home Day a Great Success What a great weekend for a country fair.  The town of Charlton hosted their annual Old Home Day event this weekend.  This was the town's 114th fair.  There were many things to do at the fair. The fair started Saturday night with a concert and Fireworks.  Sunday featured a Puppet show followed by a concert featuring White Rose Concession. Monday Started with a Soap Box Race on Mugget hill, and a road race at 9:00 am. Activities included Craft booths, Flower Show, Frog Jumping Contest, Food Booths on the Common, a Parade, (Decorated doll carriages and bikes!), a Bed Races log cutting competition, and RE/MAX Balloon.   Events at the bandstand included a DJ and Karaoke.   Log cutting and train rides were a big hit. Francesco's Italian Bakery - Charlton, MA   Francesco's Italian Bakery on Route 20 in Charlton, MA.  Parking is around the corner to the back. As a child growing up in Western New York, I was fortunate to live in an area populated by people of many cultures.  Some of my favorite memories revolve around the trips my family would make to the local Italian delis and bakeries.  We had fresh Italian bread in the house every week, and on special occasions we would make a trip to select a tray of colorful Italian cookies. Charlton Real Estate:  3rd Quarter 2009 Market Report The real estate market in Charlton, MA has seen an increase in activity as the year has progressed.  Here is a quick breakout for each quarter: In the first quarter of 2009: 19 single family homes sold, with an average sale price of $261,126. In the second quarter of 2009: 20 single family homes sold, with an average sale price of $273,115. Tonight we are featuring Zorba's Pizzeria & Tavern in Charlton, MA and it's so fitting since that's what James surprised me with for dinner tonight!  This is a great place, you must try it if you like Greek food or pizza.  We love to order the Atlas pizza which is topped with all kinds of meats, Greek Salad and their Garlic Feta Dipwith Pita Bread.  The atmosphere is casual and nice, but our favorite part is the DRIVE-THRU!  With 4 young children, it's very convenient to be able to call and order our food and pick it up at the drive-thru window on our way home.  Their menu features some of the best tasting meals on this side of the Greek Isle.  Zorba's also offers catering so keep them in mind for your next party or event! You won't be disappointed!

What is happening in Charlton's real estate market?  I'm happy to report that activity has picked up a little bit since mid-spring.  Here's the scoop: Single family homes:  93 currently on the market Avg list price is $315,000 Avg time on market is 184 days In the past 3 months, 22 homes have sold.  Average sale price has been $254,000 with average time on the market 204 days.  An additional 18 homes are under contract. Since homes are selling at a rate of about 7 per month, the current inventory will take about 13 months to sell.  Still a buyers' market in Charlton, as is most of Central Massachusetts.  If your credit is good, it is a great time to buy a home!
