Here is the market snapshot of sales of single family homes and condos for the month of October 2010 for Burlington, MA. (Data Source: MLSPIN). (Just an FYI - this data includes a sold condo sale at $146,000 which was on market for only 23 days.) Here is the combined report: Average Price: $418,714 ($485,400 for September 2010) Total Number of Sales: 14 (12 in September 2010) Total Sales Volume: ~$5.9M (~$5.8M in September 2010) Median Price: $414,000 ($472,500 in September 2010) Days on market: 118 (56 - lower due to some quick sales) Based on these numbers, we can say, the things are NOT GETTING BETTER for Burlington, MA real estate market.

Burlington, MA Real Estate - How's the market? How was the market in Burlington, MA for the month of September, 2010. Was it hot or not so hot? Like other two towns for which I posted the statistics (Wilmington and North Andover), I had to combine the numbers for single family and condos. (Courtesy: MLSPIN) or else, the numbers would have looked terrible. Let's see the chart and you'll know what I am talking about:   So looking at the numbers, it sounds better than Wilmington and North Andover - a shade better only. $5.8M voulme is nothing much to talk about for Burlington, MA and so is true for 12 unit sale in the whole month. Burlington, MA Real Estate Market trends over last 3 months..(courtesy: AltosResearch) This chart shows variation in price and inventory. Inventory is down by about 10% and median price down by 2%!   The next chart shows days on market and absorption of the homes over past 90 days. (lot of fluctuation in absorption but boy..days on market has gone up from less than 50 to almost 70 - almost 40% increase!!!     So these were the charts that presented the facts about Wilmington Real Estate Market Trends over last 90 days.

In this blog, I'll talk about only the single family residences and the data is from MLSPIN. Here is the split by price stats for first half of 2010 in Burlington single family homes: Burlington Real Estate - Homes Sold in first half of 2010 - How does it compare to same period in 2009 - i.e. from Jan 1st, 2009 to Jun 30th 2009? Burlington MA Homes Market Report - June 2010   The Burlington MA Homes Market activity for homes sold in Burlington, MA shows that there were 23 single family homes transacted between 5/1/2010 and 5/31/2010 with an average sales price of $417,307 and an avereage days on the market (DOM) of 78. Burlington MA Homes Market Report - May 2010 The Burlington MA Homes Market activity for homes sold in Burlington, MA shows that there were 28 single family homes transacted between 5/1/2010 and 5/31/2010 with an average sales price of $415,829 and an avereage days on the market (DOM) of 102.
