    It is happening again.  The short sale banks appraisal has come in more than ten percent higher than what, I believe, the buyers bank appraisal will come in at.  The unfortunate fact is that both will still be within the margin of error.  The first guy,(let's call him John) was sent by the bank nearly two months ago.  John used comps that were no more than ninety days old at that time.  That means that the comps are now five months old when they closed, since the actual offer was accepted one to two months prior to closing.      In addition, those comps were probably conventional sales, meaning that those buyers paid a little more rather than going through the hellish anguish of the short sale process.  Perhaps they were able to negotiate terms like closing costs or repairs, like a ...

     The final numbers haven't been officialy announced, but it appears that Brockton has won back the title of Guiness Book of World Records for assembling the most number of people wearing 'Santa Hats' in one place at the same time.  The event was held on November 21, a Saturday, in front of the location that once was Edgars, home of the first department store Santa Claus.       While it doesn't rank up there with D-Day, or putting a man on the moon, it does reflect on a community showing its spirit.  The hats were passed out in stores and schools and lots of famiies with children showed their spirit at this downtown event.  Like many small cities, Brockton has been hit hard by the 'Great Recession'.  This is just a small step in showing the world that battered and bruised doesn't mea...

     On November 21st the City of Brockton will attempt to regain its' rightful place in the Guiness Book of World Records for the most Santa hat wearers.  The event will take place in the downtown area,  in front of what once was Edgars Department store.  Brockton set the record in 2008, but was unseated by Mullingar. Here are some of the events affecting mortgage rates today: What Mortgage Backed Securities (MBS) Are Doing Today: The price of the FNMA 30-Year 4.0% MBS coupon opened at 102.41 this morning - the same as Friday's close. At 9:30 AM, the 4.0% MBS coupon was trading at 102.19 - down 7/32 from its opening. Remember, on mortgage backed securities (MBSs), as the price goes down, the yield goes up - and so do mortgage rates. I expect that mortgage rates will be up to 0.250 points worse in price this morning as compared to Friday. The Trend in Home Sales in Brockton MA - Improving, or...? Home prices in Brockton on average are rising! Home prices have risen 11.0% since June of 2009. The current average listing price of homes for sale in Brockton MA is $195,157, down 2.3% from a month ago. Compare this to the current median sales price of $161,010 - where half of sales are above this amount and half below it. However, 2 bedroom homes are selling for less. Prices of 2 bedroom homes are down 11.8% while prices of 1, 3 and 4 bedroom homes are all up. 1 bedroom homes are up 23.5%, while 3 bedroom homes are up 21.5% and 4 bedroom homes are up 16.8% from just a year ago.     It seems like only yesterday that Over 55 sub divisions were sprouting up everywhere.  While most were catering to boomers who were downsizing, others were laden with high priced features, including living areas that far surpassed the square footage of the old homestead.  Nothing mattered because we were selling those 50 year old homes for 'funny money' and buyers were lined up around the block with mortgage approvals in hand.      During the 1950's and 60's Brockton, MA was still a bustling industrial city that was noted for being a shoe manufacturing center.  While those factories were closing, many of them moving south for cheaper labor costs and tax breaks, enough of them were still running to provide employment.  In addition, the skilled laborers often possessed craftsmanship that could not be taught, only learned from those who had come before them. I'm currently working with clients who are nearing a short sale status.  Although they are 'house poor' they both have good work histories at their current jobs, and have owned this home for 12 years.  The trouble came a couple of years ago when the wife got sick/injured.  They went down to one income, had two teenaged kids, lost their health coverage, took equity from the home, yada,yada, yada.  I recieved written permission to discuss their options with their mortgage company and was told that they are good candidates for the Loan Modification program which would allow them to keep the house. I would be interested in hearing of any one's experiences with this.  (Good, bad or indifferent.)
