The average selling price also decreased significantly from $759,649 in 2007 to $591,000 in 2008.  The average DOM (Days on Market) decreased significantly to 33 days from 55 in 2007.

Belmont, the single family town, is always an interesting town to pull market statistics for due to the difference in single family homes compared to condominiums and multi-family homes. The inventory for condominiums is roughly the same as last year, which is a good sign despite its large depreciation since last year (which I'll touch on later). The year-to-date median sales price is $698,725, which is slightly up from last year's $697,500 at this time.
