Ashland market statistics 2007 vs 2008  Single family activity Sold volume Avg sold price Median sold price Days on mkt    2008 119  414,000 421,000 111 2007 131 435,000 420,000 119 Trend Dn 9% Dn  6% flat Dn 7% While the number of homes sold was down 9%, the average sales price was only down 6%. The median sales price held pretty steady showing that homes in all price ranges are still selling in Ashland. The average days on market has improved by 8 days which tells me sellers are more realistic about market conditions and pricing more accurately from the start.

Deer Run Estates in Ashland Massachusetts is the top luxury neighborhood in town. The streets located within Deer Run include Deer Ridge Road and Fawn Ridge Road. Deer Run is located off of Cross Street near the Hopkinton town line. There are 23 homes in this classy subdivision. One of the great features of this neighborhood is the fact that no two homes are alike. There are many neighborhoods you go into that you see the same design duplicated over and over again with just a few tweaks in the facade to make it look slightly different.  This report shows single family sales for the 1st 6 months of 2008. the number of sales is down by 5 from same period last year but the days on market is down significantly from an avg of 146 days last year to 110 days this year, HOMES ARE SELLING QUICKER> The median price is about the same at $420,000. Ashland  10/22/07I was curious what segment of the market was more active. Where are buyers coming from and what Price range. Looking at the MLS statistics heres what I found.ashland active listings total  - 78 homes . On deposit 15 Homes. On deposit as opposed to solds gives me a better picture of whats happening over the past 30 days. Of these 15 homes 10 are under $500,000. and 5 are  $550,000 to 850000. Marathon Deli located at 250 West Street (Rte 135), Ashland Massachusetts is a terrific local sandwich shop on the Hopkinton/Ashland town line. Marathon Deli is owned by Doug Fifield and Jim Johnston, who established the business in 1997. They are currently celebrating their ten year anniversary in business. Although it doesn't look pretty this is an outstanding place to get a great sandwich or wrap! I happen to be a regular customer and frequent Marathon Deli at least a few times a week.  The atmosphere is extremely social. Doug and Jim really make you feel welcome. One of the great things about this place is that after only a few trips in Doug will have your favorite wrap memorized. I am amazed at how he keeps track of everyone.
