Data is from MLSPIN.   Can you believe it? Just one condo sold in the month of July 2010 in Andover, MA! Listed at $84,900 sold at $83,000 - a 1 bedroom 1 bath condo. This condo was on market for 163 days. (Looks like I'll start clubbing the stats for all non-single family homes in my next post.)   How does it compare to June 2010? Well, let me just tell you the summary for June 2010 - 4 condos were sold with an average sale price of $299,725 with average days on market for 66 days. Total volume was $1,198,900. Third Quarter Statistics Homes Sold - Increase from 2008 of 19% to 84 units from 71.  The average sales price increased 3% to $616,796.  This is approaching the 2007 average of $628,217.   Active and pending listings are as of September 30, 2009.   I originally had bought a Nikon D50 a couple of years ago and it came with a 18-50mm lens. I  just wasn't happy with the 18mm for my widest setting. I felt at times I was not getting the feel of the room for my home sellers. In smaller rooms, I felt like I was photographing furniture. To enhance my real estate photography for my home sellers, I decided to get a wider angle lens. I found very quickly they could get quite expensive. I ended up with the Sigma 10-22mm. I found it to bea good balance between cost and benefit. You can purcase on for around $450.00 and you can get it in all the popular camera mounts. After seeing the median price of both single-family and condominium homes increase from January through September in 2007 compared to 2006,  the number of sales and median price in Andover, Massachusetts declined in 2008.
