Acton, MA Real Estate News

It seems that every day we are inundated with bad news about the economy and in particular, the housing market.  However for our Acton, MA real estate market, it could be good news for anyone looking to purchase a home.  In fact, now might just be the best buying opportunity in our lifetime.  Recently, in a Forbes blog, multimillionaire hedge fund manager John Paulson stated that today’s record-low interest rates made this the best time to buy homes in fifty years. “If you don’t own a home, buy one,” Paulson said. Here are some things to consider as you begin the process of purchasing a home. 1.  What is your budget?  How much are you comfortable spending for a monthly mortgage payment?  Talk to your insurance agent to get a sense of insurance costs.  What are the real estate taxes for...

Parking Solutions for South Acton to Boston MBTA Commuters Acton MA is located approximately 25 miles northwest of Boston, and the commute to the city can be a challenge on the highways.  The MBTA rail offers an alternative, however parking has been a limitation for this option. The Town of Acton is launching a new rail shuttle on Tuesday, September 7th that will take commuters between an off-site parking lot and the South Acton MBTA Commuter Rail Station. The off-site lot is located behind the West Acton Fire Station on Central Street in Acton, MA and the service will run Monday through Friday during the morning commute between 6:45 AM and 9:24 AM and then again during evening commuting times from 5:10 PM to 7:24 PM. The goal of the program is to encourage more people to use the Commu...

After recently attending the RainCamp seminar in Boston, I'm doing what I can to learn more about this way of connecting with people.  I came across this video on youtube and thought it was really fascinating: http://www.youtube.com/watch?v=sIFYPQjYhv8 Working to upgrade my website for increased visibility online.  The summer is winding down, and soon the kids will be back to school, and parents back to business.  Looking for a bump in the Acton, MA real estate market, as things have been quiet these past few weeks.

Parents often choose to relocate to Acton, MA because of the quality of education provided in Acton.  There are 5 elementary schools, each with it's own personality and teaching philosophy or style.  Acton, MA is unusual in that parents can have some input as to which school your child attends, if there is space available in the preferred school.  The Town provides school bus service for children throughout Acton to all of the elementary schools, so that the location of your home isn't a factor in where the child attends. ACTON PUBLIC SCHOOLS WHAT IS OPEN ENROLLMENT?   The Acton Public School system has an "open enrollment" policy that allows some choice in selecting the school you would like your child to attend, providing that the school can accommodate the student. The official Schoo...

For buyers coming into Acton, MA- many still think that as a buyer, they can name their price.  In the 400-600,000 price range there are now 39 homes on the market, 11 currently under agreement,  and in the past 6 months 44 have sold in this price range.  A week ago, two buyers I'm working with made offers on homes that had come on the market that week.  Both were in very good condition, and despite my encouragement to make full price offers, both buyers felt they were in the drivers seat, and both offers were turned down because they were outbid.  Hopefully these buyers can learn that their agent is here to advise and educate them as to what they need to do to make a successful purchase.

Acton has a reputation for having a great school system. One of the reasons is that the elementary school program is such that as the curriculum is the same across the board, the methods of teaching vary from school to school. While one uses traditional methods, another uses very progressive methods. Acton has five elementary schools, each using it's own specialized method of teaching. This strategy allows parents to choose which method may work best for their own children's needs. (note: there are no guarantees that you will actually get your first choice) When first moving into the area, you may be coming at a time when you cannot tour the schools. Trying to figure out which school is the best for your child may be an overwhelming task during a major move. GREAT NEWS! Here is some he...

I recently took over an expired listing, which had been a rental. The photos on the MLS were horrendous! Cluttered, dark, blurry...furniture and clutter everywhere, stacks of papers, even bikes, hoola hoops and a dart board over the fireplace! After much work, the place was emptied, walls were patched and painted and it went back on the market. It sat empty for a month until I was able to convince the seller that the home needed staging. Furniture was rented, the home was beautifully stage and photographed, and we received an offer at the very next open house! Homes that are staged and expertly photographed SELL! And often, for the highest possible price. Roxanne & Team Keller Williams Realty visit: roxyhomes.net to find out more or to search the MLS!

Acton, MA Foreclosures, Short Sales and Bank Owned Real Estate for Sale Purchasing a home at a Acton MA foreclosures auction has many risks to a potential buyer and in most cases the bank will bid and take possession of the property at auction. The property is then referred to as bank owned, REO (real estate owned) or foreclosed property. To search the MA MLS listings visit Acton MA MLS listings. A home owner may attempt a "short sale" whereby the bank agrees to accept less than the mortgage balance based on the owner's hardship and financial status. Obtaining approval can be a long and difficult process. Additionally, there is no assurance that the lender will accept an offer at or above the listed price. Bank-owned and short sale listings are often marketed with a real estate agent an...

A big thank you to all who participated in our first annual company-wide community day of service, Red Day. Our Real Estate agents from Keller Williams Realty Boston Northwest completed a food drive collecting food and supplies to benefit the food pantries of Acton's Community Supper and The Concord Open Table. We were made aware these organizations were seeing a dramatic rise in need of additional resources and volunteers. Collectively these organizations have been providing services to over three hundred households per week.  We saw this as an opportunity to give back to the communities that support our agents and offices. Thanks to the agents and their families who picked up food donations.  Thanks to Donelans Supermarket  and Roche Bros in Acton for providing the collection station ...
