I've noticed that many of the agents that are complaining about not making money share many of the same traits. For Example;Going to breakfast and doing the coffee house thing in the morning and showing up at the office sometime between 9:30 to 10:30, taking an Hour lunch, standing around talking about how bad things are, and going home at five PM as they watch the second hand fall. Some closings are just complicated, even if it's a cash sale.  In May, First Title Real Estate, LLC had the opportunity to close a property owned by 3 elderly heirs who are from and live in Germany.  I didn't think it would be a problem.  (first problem, "I didn't think"!)  In reviewing the purchase agreement, there was a signature by someone who is not on title.  Flag goes up!   It turned out that it was a son who had power of attorney for his mother.  OK, I need to see a copy BUT, of course, it's in German.  Not gonna do any of us any good.  I  send  a specific POA for her to sign and assumed all would be well.  Sounds ok so far.  (I know, I ASSUMED) I do some research on the requirements for notarization of the documents outside of the USA and learn they must be notarized by a US Con...

Another Realtor called me just now and asked what could they do about their client buying the property that they leased? That they found out about the sale and wasn't notified or paid. Most leases have a sales provision in them with the commission stated. In other words, if the tenant buys the leased premises, the agent or agents are due the commission for the sale. I haven't written any residential, but that how my leases read for commercial. Another day and Another Story of how some poor sole was ripped off by a seller. Owner financing is an excellent sales tool in today's market but BEWARE! I'm not real familiar with other states, but in Louisiana you should use an escrow company when buying with Bond For Deed financing. For starters, Use a Realtor to structure your deal! A Realtor that is knowledgeable with Bond For Deed, Owner Financing or Lease Purchase sales. This camplaintant is paying 12% APR interest, above market value for the property, and has a 10% pre-payment penalty! BAM! Last week, I had another person who bought a property for his company and he ended up with a zoning issue. HIRE A PROFESSIONAL! It will end up costing less than those mistakes.
