You know that the Public already believes that Real Estate Agents put a sign in the yard and that's it! It seems that once some agents get the listing they reinforce that notion by never calling their Seller and letting them know what is going on and what they have been doing. So why is that?  Arriving early, I had plenty of time to preview the foreclosure ahead of my showing. Making my way among the scattered artifacts (including pictures of their school age children) I pondered the fate of the displaced family.  Regardless of the circumstances, a home loss has to be hard on the family. Where were they living, I wondered? With family, or perhaps a rental if they could get beyond the credit check. Since we are a smaller community, you have ALOT of options in the outlying area for homes that would qualify for RD financing. Because of this and advertising by Lenders, we do get this question quiet often.... How do we know if a home qualifies for Rural Development financing??? You need to be very aware of the cost that you are going to incur during the process and Closing Costs along with Down Payment are your largest numbers.   When corresponding with potential buyers via email I often get the question, "How do I find out what the property taxes would be on this property?" My response is usually that I would be happy to get that information for you! So...How do I track down the estimated tax information? If you just wanted to see what the property taxes were in certain subdivisions or areas, how would you find it? Well, I go to the Rapides Parish Assessor's Office website. This is a great FREE website that you can have access to with a couple of clicks of your mouse. Once you set up your login there are a couple of ways to find properties. "What can I do to get more credit score up?", I just had a customer ask me this question in an email the other day. Her score is not terrible, but if it was a little stronger she would have more options! If your wondering the same thing....I put together my top 3 suggestions to help you keep and raise your CREDIT SCORE in 2011! 1. Don't refinance until you KNOW your credit is clean! - Make sure you clean up any small blemishes on your credit report before you start the refinance process. Even those small outstanding bills can cost you money at closing. As for myself, I often call upon the lessons learned growing up in the backwoods of East Texas. For some strange reason, those values learned roaming the pine forest stick with me to this day. I live in the South, the Deep South (Channeling my best Adam Sandler voice). My section of the country was the center stage of the Civil Rights Movement. And while change was slow to come, you need only peer out my kitchen window to view the progress we have made.  My subdivision is one of modest homes (roughly 1800-2300 square feet) on the outskirts of Pineville,La.    Recently a person contacted me to list their home. After a home tour and market analysis, we quickly came to a fair asking price.  I recently listed a nice single family home in Pineville. 1) The property was priced right from the start 2) We had showings and in no time a competitive offer 3) After a minor counter we were under contract 4) Inspections came back under 500 bucks. Yawn. 5) Apprsial was a non-event. This is boring! 6) Title work was done in two days. Pass the pillow! 7) Closing took all of twenty minutes. Doubt anyone is still reading this!
