I watched the Sean Hannity show last night for about ten minutes.  In this one segment it seems the $4500 rebate the buyers are receiving is taxable.  This amount (4500) is counted as regular income.  I wonder how many of these knew this.  Now not only do most have a car note now, they most likely have a tax liability they weren't counting on.  I think a better name would have been cash for suckers.

Is this possible?  Too smart for your own good?  I recently had a potential buyer view my own house.  I wasn't available so my wife let them take a look.  The buyer contacted me and wanted to make an offer.  I had told her I already had an offer but she was welcome to look.  She was offering $15,000 less than what I had already accepted. I asked her why she didn't have an agent.  Her reply was as a buyer she felt she could get a better price without one.  HUH, is that what most of the public thinks of us?  Based on her answer I would say yes.  What I do know about her is very little.  I know she works for some company with investments, etc.  Her fiance is a surgery resident moving to the New Orleans area for his final training.  So I know they are both above average intelligence.  But t...

Louisiana consumers please feel free to visit the Louisiana Department of Insurance website.  There are more than twenty new providers of property and casualty lines now available.  I think this is good news overall.  Of course the cost is really up to the provider.  Any way one looking for car or homeowners insurance in Louisiana should pay a visit.  Click on the consumers tab.

Time to get your Flu shots.  That time of the year when sickness starts rearing it's ugly head.   Don't be afraid I already have mine.  I didn't take it last year and got thru the season unscathed.  I got lucky.     Ask anyone who has gotten the real flu.  I am not talking about just feeling bad.  If you get the flu you will know it for sure.  I had a closing last February and my buyer was positive for the flu.  I had to sign the papers for her because she was contagious and too weak to really do anything.  For locations giving the flu shot.

I think this is now obvious to most of us now.  We were  all living high on the hog with credit flowing freer than a politicians handshake at a fund raiser.  Us being real estate agents were in the thick of it enjoying the roaring twenty's again.  A buyer wanted a home eight times his or her income we were so glad to be the buying agent.  Quickly figuring out how much commission we were going to earn.  After all Americans always paid their mortgages until they didn't.  That last line is a quote from last weeks Barrons magazine. What's the solution?  The companies and individuals who made poor decisions need to go bankrupt.  The good companies will buy these assets and we will move forward faster and better than before.  With the government taking control, printing money etc.  We are set...

I wonder how many residents of Louisiana even know this office exits?  Have you ever been to the web site?  There is a wealth of information to be found.  You can get info ranging from the state of your banks to consumer fraud.  I urge Louisiana residents or any one else to pay a visit to this site.  I don't think you will be disappointed.

I found this on MSN today.  I just wanted others to see it also.  This is a video from NBCnews showing the national debt clock in New York.  We have run up so much debt they are having to add more digits to the clock.  This (Our Politicians)  and our citizens using credit to splurge on life is finally taking it's toll on our standard of living.  I believe we have a lot of pain still to come.

If you haven't received your letter from the St Tammany Parish assessor you will shortly.  Bad news our taxes have jumped considerably.  I urge everyone to visit the websiteand view their new valuations.  I also urge everyone to attend the public meeting to voice your opinion to these boards to roll back millages.  If you intend to sell your home one day you need to do this.  Factor in the increase cost of insurance on top of higher property taxes and your house isn't that affordable any longer to most potential buyers.  These dates for the meetings will be on the above website after October 16th. Finally after two long years the Fremaux Short Cut interchange has opened in Slidell.  Katrina delayed this project for a year.  Seems the contractor moved at a snails pace once started.  This interchange is right next to the Billion Dollar Fremaux project that is under construction at this time.  The first phase is scheduled to open in 2010.  This also will relieve traffic off of Gause Blvd.  I have to admit I used it today and it was worth the wait.

Located at the end of Crowe's Landing is the Magnolia stables.  This is right next to Magnolia Forest Subdivision.   If you have a child who wants to learn to ride horses this is the place.  The owner is Lionel Wolfshohl and is very friendley.  The phone number is 985-863-6040.  My wife has been takin my son here for the past two months.  I don't think you will be disappointed.

Any one wanting to treat a child to riding a horse need to look no further.  Lionel Wolfshohl at Horse Traing Center has over twenty horses at his stable.  He trains them for owners but also has some for others to ride.  The stables are located next to Magnolia Forest Subdivision located at the end of Crowes Landing road.  Magnoli Forest is lacated between Pearl River and Slidell.  For more info call 985-863-6040.  1-1-10 stables have relocated to pine Street Extension still in Pearl River, Louisiana.

Pearl River Louisiana used to be a little sleepy town just North of Slidell.  Well this all changed after Katrina.  They experienced a large growth in population as people seeked higher ground.  A result of this they now will have a second red light installed this week.  Thats right, Pine Street extension will now be home for Pearl Rivers second traffic light.  Whats next a grocery store and a Mcdonalds.  Oh I forgot they built that last year also.

The Pearl River and Honey IslandSwamp Museum and Research Center are seeking to borrow old documents, family journals, diaries, and historical artifacts from the Pearl River area to be copied for display at the museum.  All originals will be returned to the owners.  Call the Pearl River town hall at 863-5800 for further information.

The Pearl River Woman's Civic Club will award a $1,000 scholarship to a Pearl River High boy or girl senior having at least a 2.5 grade point average and showing discipline and extracurricular activities participation.  This award is in memory of Nina Gernon established in 1970.  this award is based on financial need along with the pre-mentioned criteria.  Applications can be obtained at the office of Jeannie Beaushaw the guidance counselor of Pearl River High School.

This would be the first Louisiana-based insurance company since the early 1980's.  However a group of Baton Rouge and London investors are going to give it a try.  You mean a new company offering homeowners insurance?  Yes I am.  They initially plan on investing 15 million.  This would mean they could insure 5 percent of the market in Louisiana.  Boy do we need more of this.  Hold your horses for now, it is in it's infancy stages. Just the thought of someone considering this gets me excited.  Stay tuned I will have to find out more.

My buyer made an offer on a property Monday and the seller rejected the offer wanting full price.  Full price these days?  My buyer really liked the house so she made a full price offer and hr rejected it again.  WHAT are you on drugs?????  I needed a drink.  Let me think this over.  Seems the seller needs a place to store his equipment.  He was building a new place but it wasn't going tp be ready for two months.  Why did you list your place so early then?  Well the media keeps saying it's a slow market.  Well not for me at this time.  My buyer still wants that house, so I need to work it out.  Seems the listing agent may have a place of her own that she could rent for two months.  I wil;l have to let you know what happens to this deal.
