One of the nice things about showing in a variety of areas is that the experience is always changing. I have been showing a lot in the French Quarter of New Orleans.  Its a small area so walking is the best way to show. You have plenty of time to get to know your client along with getting some great shots with the camera.      This is not my prime area but do get to show here at least every couple of weeks. The area has really come back to life after a sleepy 2 years following Katrina. Its great to have a positive approach as an area comes to life. Just another great experience.  Once its gets hot a lot of the fun leaves but its great for 8-9 months. Walking may be making a return with these fuel prices.

I write a lot of local blogs on my New Orleans Condo Trends blogs. It does always have to be strictly about facts and figures.  My clients want to see what the neighborhoods are about and how historic New Orleans neighborhoods can be. My site is about condos but they are in these neighborhoods and many people have no idea what to expect. So many times people think negative thoughts of living in a city that flooded and has had it share of problems. New Orleans is often called the "City That Care Forgot". In this brief blog I tried to tie two of my hobbies plants and photos into selling New Orleans Condos. Check out the GardenDistrict Azalea Blog.

I came across this one and wondered what they were advertising. The blog came out great and will most likely only do one like that this month, lol. Take a look at the blog and give me some ideas about this store in a courtyard. No I did not venture in. Maybe next week.Archive for the 'French Quarter' CategoryFrench Quarter Condos, Showings of French Quarter Condos is an experience!

Just wonder ing why no one mentions Localism and the great furure it seemed to hold when active rain was booming with new ideas. I rarely see posts on the subject and thought I would bring it up again. One of the great things about the localism photos is that you can string togeather a group of photos that can really give you a feel for the neighborhood. I would like the series to stay put but as other agents start inserting it may ad to it. Being a local expert in the area lets me put some descriptions that ties the area togeather. The New Orleans Warehouse District is one of my areas of concentration. Just wanted to pass on what a series of photos and descriptions can do for you. I like to describe it as a lifestyle text/photo.   Contributor: Eric Bouler (Prudential Gardner) Location:...

Just listed this condo in downtown New Orleans that has a lot going for it.  The windows and the views will have to be factored in to the price.  When you have a unit that has these special features its hard to get comps in the same building. Being a corner unit you have 10 large windows and 18 ft. ceilings. It will get more than the average unit because of the intangibles. Find more info about the unit on my New Orleans Condo website and New Orleans Condo Trends blog. 920 Poeyfarre #368$349,368Cotton Mill CondosNew Orleans Warehouse District Large living area 12'10" X 23'2'' looking towards New Orleans City views      Unit #368 at the Cotton Mill Condos in the New Orleans Warehouse District is a large corner unit with fantastic city views day or nite. New Orleans Real Estate - Government Announces Mortgage Bailout Bills According to CNN, the Senate has announced that it will bring a housing package to the floor as soon as this morning. The exact specifics of the package have not been completely revealed but the focus is incredibly clear…help out the nearly 1.5 million homeowners with sub-prime mortgages that will reset to higher interest rates this year. Once the bills are passed I will discuss each one in depth, but right now I wanted to pose a few questions. First of all, is it the Government’s (ultimately tax-payers) responsibility to bail out individuals that have made poor financial decisions? In the same vein, is it the tax-payers responsibility to bail out businesses such as Bear Sterns? Is the Government acting in the Countr...

Just across the Mississippi River from downtown New Orleans, there is a charming community that brings to mind days gone by.  Algiers Point, while part of the City of New Orleans proper, seems miles away from the daily grind.  First settled in 1718, "The Point" is the second oldest neighborhood in New Orleans (the French Quarter is the oldest) and is a terrific, walkable neighborhood, filled with turn of the century architecture and a sense of history at every turn.                                 From the moment you step off of the Ferry....       There has been a ferry running between Algiers and Canal Street in New Orleans since 1827.                 The Algiers Courthouse is the third oldest continuously operating courthouse in Louisiana.   Constructed in 1896, it houses the offices...

It's the little things that make New Orleans such a unique place to call home to me.Post Katrina, my husband and I seriously considered leaving.  Moving to another state and starting over in a place that wasn't damaged, wasn't in a recovery mode 24/7.  We even went so far as to start decluttering the house to put it on the market and looking at homes in a new city and state. But, one Wednesday afternoon in the spring, we threw the kids in the car and headed downtown to Lafayette Square.  Cowboy Mouth was playing that day and, being fans and having friends in the band, we wanted to listen to them play.I remember that it was a bright, sunny day.  Perfect spring weather in NOLA.  As we sat in the grass in front of the stage, holding a cold beer and a plate of food from a local restaurant, s...

Congratulations!  You worked hard to prepare your New Orleans West Bank home for sale, to price it right and make it accessible for potential buyers and their agents.  All of that hard work has paid off in the form of an accepted offer from someone who loves your house as much as you do.  So, what happens next?Do you want to continue to show the house? This decision can be a tough one.  You are more than likely tired of keeping your house in show condition.  It's nice to plan a dinner party and not worry about someone wanting to schedule an appointment smack in the middle of it.    You may feel all of the confidence in the world in the contract, the buyer and the financing.  All good reasons to mark it "under contract" in the MLS and put the "Too Late" sign in the yard.  BUT... stuff ha...
