Your Condo Association FeesWhat do they cover?    There are going to be small differences in what the monthly condo fees cover. Best way to get an exact view is to review the condo association budget so you can see each line item. The fees are generally determined by the size of you unit. Your % is based on the square footage in the condo documents.       The Condo fees in all cases are going to cover the exterior insurance, upkeep of the building, water, garbage, termite contract and the upkeep of common areas. The management is paid through the condo fees. The common security is paid in the dues. You generally get the water paid for but not the electectricity in your unit.       You are responsible for the a/c and heat in your unit in most cases. The Federal Fibre Mills has a central s...

The Cotton Mill Condos920 Poeyfarre Street, 70130New Orleans Warehouse District     The Cotton Mills Condos were converted from rentals into condos in 2004-2005. The 269 units come in all shapes and sizes. Most of the units are one and two bedroom units ranging from 550 sq.ft. to a 1000 Sq. Ft. of living. There are a few three bedrooms and a few studios in various spots in the building. There are 17 penthouse units that were condos before the major conversion in 2004-2005.      The Penthouses are the only units that come with parking.  Parking is readily available in 3-4 lots aroudn the condos that can be had for contract per month for about $125 per month. You can park on the street but that has gotten harder over the years as the area has built up.      The common feature of the condo...

St. Joseph Street Condos801 St. Joseph StreetNew Orleans,La. 70113Warehouse District        I remember these condos very well as it was one of the first Warehouse District Condos that I showed in 2004. They were upscale at the time and are still that way. Many of the units have been upgraded since that time. Most of the units are 2 bedrooms.      The 21 condos are in the main building and several townhomes are on the other side of the parking garage. The townhomes face a wonderful courtyard and pool. There is a gym there also. The townhomes open to the courtyard. The ones on Carondelet are three story units with over 2000 sq. ft. of living.       The parking garage is secure and units have at least one spot a piece and several  may have two spots. The parking opens on Carondelet Steet o...

The Sugar Plantation Condos840 Tchoupitoulas StreetNext to Emeril'sNew Orleans Warehouse District            The 43 units at the Sugar Plantation Condos were turned into condos in 2005. The entire Warehouse was gutted and condos built within the historic walls. When construction is done this way it is much like new construction. The open floor plans, exposed brick, garage parking, larger units and a great location make this an upscale condo association.       The condo fees are moderate considering all the amenities and common areas that one can enjoy. There is a nice courtyard and pool area within the complex. There is an gym, meeting room and party room off the courtyard. Each unit has a rather large storage closet on the first floor. The garage parking is a big plus. Enter from Comme...

Lower Garden District CondosSt. Mary, St. Andrews, St. CharlesNew Orleans     There are a number of condo associations in the Lower Garden District. I picked a couple of streets where conversions were made into condos from townhouse doubles. Most are histroic in nature once you move from St. Charles Avenue.     I have sold at least one in each of the condos on St. Mary and St. Andrews. Starting Your New Orleans Condo Search !      Using an experienced agent that has seen hundreds of condos in the Warehouse District can help you narrow the search down to the best 3-4 units. I just need to know your criteria in what you are looking for so I can match you up with units that meet your needs.     If you are paying cash you will get a cash discount as the seller will not have to worry about the loan process. The seller will want proof of the cash in several business days.      If you are going to borrow, you should use a local lender that know how to finance condos in New Orleans. I have several that have worked with me over the years to get it done quickly. This also helps you with the seller knowing the lender is local and on top of things. Having a pre-approval letter is...

Know How to Value Your Condo !More ImportantMore than Just the Size of UnitYears of Experience HelpsLetting the Buyer Know Pluses      Buyers want certain things these days that add to the increased desire for a New Orleans Condo. Much more than just the size of the condo. 1. Parking Spots have become more valuable over the last 10 years. Garage Parking and Gated parking by the complex is valuable. Easily worth 30k to 40k.  2. City Views and Windows in most of the rooms. Buyers like to view street and parts of the city. Much more than units that lookout over roofs or atriums. Views of Courtyards are also a plus. 3. High Ceiling Matter as it makes the unit feel and look larger. The 10 ft. ceilings and higher ones are a big plus. 4. Open Floor Plans with open kitchens are more desirable. ...
