Coliseum Square in New Orleans                                                    Coliseum Square Condos                     " Neighborhood Condos"      The Coliseum Square Neighborhood is just several blocks from the Warehouse District. This is a very historic area located between St. Charles Avenue and Magazine Street. The area was designed in about 1820 when 5 plantations were divided up.       Among the many historic homes you will find a number of condo associations that were created from homes and small apartment complexes. Most all are historic in nature. I call these "Neighborhood Condo" as you can walk and park easily.       I have sold over 12 in this area over the past five years. As the Warehouse District prices have risen I began to take people to this neighb...

1020 Esplanade Avenue CondosFrench Quarter CondosFormally "Italian Hall"       The 1020 Esplande Condos that has 24 units spread over 3 floors in the main building and more surrounding the courtyard.  This was once an Italian Hall for Italian immigrants that settled in this area of town. Converted to condos in the 1990's.      A couple of thing separates this condo complex from many in the French Quarter. The units have parking in a gated lot about 100ft. from the back door on Baracks and N. Rampart. The nicest feature is the large common area that has a pool, fountain, open space,an outdoor kitchen and that tropical feel.       Many of  the units are of different floor plans and sizes. Some have balconies, great views, no views, patios, one bedrooms, two bedrooms and three bedrooms. So...

Crescent Park in the Bywater Neighborhood Fall of 2018, Walk The Mississippi River Great Walk in New Olreans         Crescent Park is not that old but is improving everytime I visit it. It is also going to get larger and touch in the French Quarter of New Orleans. The area was once warehouses and part of the Port of New Orleans. The park has some great variety of plants and some wonderful views of the Mississippi River.        There are lots of plants and pathways which make it a great walk and bike ride along the river. The park is now 1.4 miles long.         There is also a lot of condos and second homes close to the park and the Mississippi River. There is more places to eat and drink outside of the park. The neighborhood is blooming and improving with the additions and improvements...

Krewe of Rex Parade Feb. 26,2020 Watched on Napoleon Avenue for 30 plus years         Free Views of very great parades during Mardi Gras. Great things for second home condo owners to do with family and friends. I have watched this parade with my kids for about 35 years ago on Napoleon Avenue. Great to bring chairs and eats to watch the parades and marchers for 3-5 hours. There are more families that watch the parades this century.             A Variety of marchers and bands between the floats. There are different floats each and every year with a few the same ones. Music and Colorful Views every few minutes.                 Categories Architectural Details NOLA

Magazine Street CondosNew Orleans Near Garden District "Great Area to Walk"Sold Over 10 Units Here      Most of the historic condos in the Garden District neighborhood are on Magazine Street. This is the edge of the Garden District. Most are located between Jackson Avenue and Louisiana Avenue. There are few in the Garden District proper but not that many.        The Magazine Street Condos in this area are a great location to be near shopping, eating, and site seeing. Most are easy parking with designated spots and others have easy street parking.        I have sold a number of condos in the area. A large number of these sales were for medical students and residents as it is close to the Tulane and LSU medical school. The cost was less than the Warehouse District. of the students and pa...

Marketing the units have also been a big help. Many of my listings have come from clients that I have sold the units to. Others I have picked up have come from refferals and people finding me on the internet.     What is great about real estate is that you always learn new ways to get your condo sold. Experience does matter. The units below are my more recent sales once I started making flyers like these below. Cotton Mill Condos 920 Poeyfarre Street New Orleans Warehouse District The Review I Sold 35-40 Units here!!!!!    The Cotton Mill Condos cover the entire block of Poeyfarre between Constance and Annunciation. It is a short block from the World War II Museum. The building was apartments before being converted into condos in 2004. Before it was a warehouse for converting cotton fibers into all kinds of things. Lots of warehouses around here in 1900 as it was several blocks from the port.      The condo complex is 288 units. There are about 16 penthouses that were built on top of the 3 rd story front that faces Poeyfarre and Annunciation. There is no on site parking but there are several lots across the street where one can rent a spot. There is also limited street parking.       The Cotto...
