The Kentucky Avenue HomesThe Bywater NeighborhoodNew Orleans,La. 70117Near the Industrial CanalBetween N. Rampart and St. Claude AvenueNot Far From Poland Avenue        The Kentucky Avenue Homes are unique in the Bywater Neighborhood of New Orleans. The homes are doubles that were built in the 1920's and 1930's with yards in front and in the rear. This is not normal for the Bywater homes. They were built as doubles and many have been converted into single homes. The street has all doubles like these. All have porches, yards  and on site parking. This is not normal for the area.            There were 3 homes sold for 332k, 235k, 275k in the last year. These were converted into single homes from doubles. There were no double sold in the last year. Most of the homes were converted into sing...

Bourbon Street HomesFrench Quarter Historic HomesCondos, Doubles and Homes         Most people think of Bourbon Street in New Orleans has Bars, Strip Clubs and Eats. But there is a residental end of Bourbon Street that has a lot of Historic Homes and Condos.  It is a great walk and there are a lot of Historic and Colorful Homes. I have walked the area many times and it is a great walk. It looks and feels very residential in the last 3 blocks of  Bourbon.             It is rare to see such a variety of homes, doubles, apartments and condos on such well known street. Always fun to walk towards Esplanade Avenue to see all these homes. Bourbon Street does not cross Esplanade Avenue like many of the other French Quarter Streets...         Bourbon Street is 13 blocks long from Canal Street to ...

French Quarter WalkFrom Canal Street to Esplanade AvenueN. Peters and Decatur StreetPhotos of the buildings Towards the French Quarter      People who own condos as second homes in the French Quarter, Warehouse District, Treme, Marigny and Bywater like to walk through the French Quarter. This is a walk I took taking pictures of these unique buildings on N. Peters and Decatur Street. These photos were taken with the walk while all the photos are towards basic French Quarter. All were taken looking away from the Mississippi River.         This street has a lot of large buildings and many shops on the first floor. The French Market is on the River side of the streets. There are no other streets that look like this in the French Quarter. It was a colorful walk to take a look at the 3 and fo...

Best to Show Views and Windows On Line MLSBuyers Like Views, Large Windows and Natural LightI love to Take These Photos          It is positive for a listing agent to show the positives aspects of a condo for sale. I take my own photos and want to show the positives aspects of a condo for sale. This helps people see positives on line and then they come to look at your listing. It helps sell when you expose all the positives aspects of what buyers like. 448 Julia Street Condo     I had this listing and wanted to show the windows of the unit and the views. This one has some great nighttime views. Always great to show the windows and where they are in the building. Thought I would take night photos to show people views of the city at night. 330 Julia Street PenthouseRotunda Condos3201 St. ...

Metairie Lawn Cemetery is so Historic      The Cemetery was a racetrack in 1838. It became a Confederate Camp in April of 1862 during the Civil Ware. After the Civil War it became homes for the dead. So much work of Art in the Tombs.         The owners of second homes should bring friends and families to visit this area as it is so different that other places in the United States. There are other places to visit as well. People owning second homes in New Orleans can have so many historic places to visit along with so many Fests....         I like to go to so many places to take photos and bring Friends to see fantastic places that are highly historic.

Krewe of Rex ParadeFeb. 26,2020Watched on Napoleon Avenue for 30 plus years        Free Views of very great parades during Mardi Gras. Great things for second home condo owners to do with family and friends. I have watched this parade with my kids for about 35 years ago on Napoleon Avenue. Great to bring chairs and eats to watch the parades and marchers for 3-5 hours. There are more families that watch the parades this century.             A Variety of marchers and bands between the floats. There are different floats each and every year with a few the same ones. Music and Colorful Views every few minutes.

Mardi Gras DecoratedNo Mardi Gras Parades 2021     There will be no parades this Mardi Gras because of the virus. In New Olreans Uptown you see a lot of decorated homes like these below. I walked and drove the neighborhood and saw about 10 great homes decorated. It is totally the first time I have ever seen these kind of decorations.    Home on St. Charles Avenue  This home on St. Charles and Rosa Park Avenue is one of the largest and most beautiful home. There are also some small homes that have a lot of decorations. Those are at the bottom..

Jackson Square, New OrleansColorful Art is Very CommonSpring Time, Many Tourist in Town...         People who own a French Quarter Condo as a second home can always walk around Jackson Square to see a lot of colorful art work. The art changes every couple of weeks. The vendors love the great weather and visits by so many tourists. Just one of the many ways to enjoy a morning or afternoon walk in the French Quarter. This is one of the many walks that people who own second homes can enjoy. No need to use a car as it is also an easy walk to the streetcar line.         I also enjoy taking a photo walk and looking at colorful art when the weather is great. Always see a lot of local artist and ones from nearby towns. Most of the artowrk is about local art scenes with historic homes and Local ...

The Victorian Condos1629 Coliseum StreetNew Orleans, La. 70130Lower Garden District     The Victorian Condos across from Coliseum Square is an association of 11 condos  converted from apartments in about 2002-2003.  This was once a large Victorian Home. The condos are truly unique in that the units have such a historic feel.  The developer left many of the historic features in tact.        There is a front yard and large porch for the two large  front units that are each 3 story units that incorporate the torrents. Most of the condos have on site parking. Street parking is easy for visitors and second cars.      The high ceiling, wood floors, large windows, wood work really give all the units a historical feel.      There is a large courtyard and swimming pool in the rear of the complex...

The Bywater Neighborhood of New Orleans Historic and Colorful Bywater Homes     The Bywater Neighborhood runs along the Mississippi River From the railroad tracks on Press Street to the Industrial Canal. The St. Claude Avenue to the Mississippi River is the other boundary. When I was in high school the area was known as the Upper Ninth Ward. The local telephone exchange was known as Bwater and was changed to the Bywater.        The area has become to be a home for many artistic people. Its an easy bike ride, walk or jog to the French Quarter. The area is an historic district so home have to match the historic neighborhood. The new ones and those that have been remodeled are required to be historic in design to fit the neighborhood.     At one time the area was home to people that worke...

Listing Your CondoWith an Experienced Agents Means a LotEric has sold over 200 UnitsExposure of the Condo ! Take Good Photos     I take a lot of nice photos of the condo and the complex. I write some of the things people like on the photos so they will know the positives. Best to take photos of all the positive common areas. It is also OK to take photos of the nearby neighborhood. Many people who look at condos in New Orleans may be buying them as second homes. That is why the common areas and neighborhoods help.      I write some of the more positive issues of the condo on the photo. Best to write the one best for a particular photo. Buyers can see these easily.       Recently started putting the flyers, blogs and pages of the listings on Facebook as I have about 17,000 friends that se...

1020 Esplanade Avenue Condos French Quarter Condos Formally "Italian Hall"       The 1020 Esplande Condos that has 24 units spread over 3 floors in the main building and more surrounding the courtyard.  This was once an Italian Hall for Italian immigrants that settled in this area of town. Converted to condos in the 1990's.      A couple of thing separates this condo complex from many in the French Quarter. The units have parking in a gated lot about 100ft. from the back door on Baracks and N. Rampart. The nicest feature is the large common area that has a pool, fountain, open space,an outdoor kitchen and that tropical feel.       Many of  the units are of different floor plans and sizes. Some have balconies, great views, no views, patios, one bedrooms, two bedrooms and three bedrooms. ...
