For this week's neighborhood of the week, I took a drive through the winding streets of Plantation Estates in Marrero, LA. Originally developed in 1979 by Marrero Land and Development, Plantation Estates is located off of Barataria Blvd., just south of Lapalco Blvd..  The location provides a quick commute to employees at West Jeff Medical Center and is a short distance from Highway 90 B (West Bank Expressway) with easy access to downtown New Orleans and the Central Business District. The Plantation Estates Civic Association is charged with enforcing the neighborhood covenants and restrictions, including collection of the $60 per year home owners fee and the $280 per year security fee for community security patrols by Jefferson Parish Sheriff's officers. Single family home sales in Marrero rose slightly from January to February, with 31 homes being sold during the month.  However, this is still about 25% fewer properties than were sold at the same time last year (41 in Feb 2007).Because inspections and financing continue to cause many purchase agreements to be canceled, I encourage sellers to make sure their homes are in the best possible condition before putting them on the market.  I also encourage potential buyers to update all of their information with their mortgage professional - many programs have changed or been discontinued and an approval received more than 30 days ago may no longer be valid.
