This billboard made me laugh out loud when I saw it. It also made me realize that every day, we drive around and see dozens of billboards while very few will actually stick in our minds (or make us laugh). The message here is funny, memorable and to the point. Simply brilliant! This billboard is located on Vermilion Parkway (Hwy 167) between E. Broussard Road and Maurice. You can see it if you are driving from Maurice to Lafayette on the left hand side of the road. When is the last time you saw a sign and thought: "I wish I had come up with that idea?" Wow, the cool weather that moved in a couple of days ago is just in time for our annual Gumbo Cook-off in Lafayette. Join us tonight from 4:30 to 7:30 in Parc International downtown Lafayette for some great gumbo, great music (Geno Delafose is playing), and lots of fun. This is our Keller Williams crew last year doing the 101 dalmatians! It was a blast! This year, we'll be... well you'll just have to come check us out. Home sales in River Ranch got a little boost in September as 6 homes were sold. This is the most sales in any given month so far this year. While sales were higher in Lafayette parish in August than they were in July and September (see my post from yesterday), home sales in River Ranch did the opposite. Sales price for the homes that sold were between $302,000 and $470,000 for an average price of $375,000 and $201.47 per square foot. This is the lower end in River Ranch. There are currently 27 homes available in River Ranch priced between $343,000 and $959,000 with an average price per square feet of $205. As for condos and townhomes, sales remain stagnant with only 2 sales so far this year while there are 34 active listings for those units. Click here to view available properties (home...

Lafayette's Cochon Restaurant is open for business as of today (september 15th) in Lafayette, LA. Cochon (pork in French) is located in River Ranch on the banks of the Vermilion River right by the Camellia Blvd bridge.   The restaurant features a terrace here with views of the Vermilion River. I was not going to write anything about 9-11 today, mostly because every one is, and like me, many of you are probably feeling in 9-11 information overload. That said, I received an email from a friend this afternoon who reminded me about the memorial we have here in downtown Lafayette. It just so happen that I wasn't far from it so I decided to go and take a picture. These are beams that were salvaged from the World Trade Center standing tall and oriented like the original towers were in New York. The base is pentagonal in shape and includes limestone masonry salvaged from the Pentagon (it is also oriented like the actual Pentagon). I always loved photography. I am no professional but I believe that photography is like anyting else, it takes practice to become good and more practice to become great. I also have to admit that I am a fan of Teresa Boardman's blog and I love her photography. Below is a graph showing home sales in Lafayette Parish since 2000. This is only for Detached Single Family homes and does not include attached dwellings (condos, townhomes) or mobile homes.   Home sales in Lafayette Parish reached their highest peak between 2005 and 2007 following hurricane Katrina and the housing boom it created in Acadiana. Since 2008, homes sales have fallen to levels slightly above what they were in 2004. Home sales are on pace this year to be near what they were in 2010. The average price for homes in Lafayette parish increased at a faster paste between 2005 and 2008 following Katrina. The increased demand after the hurricane and the limited supply at the time cause this increased in prices. Since 2008, prices have fallen, but not below what they were pre-Katrina....

Because people often ask me how home sales are doing in the Village of River Ranch, I've decided to pull the numbers for the past 5 years. The graphs represent home sales and prices in River Ranch between January 1st and July 25th each year and do not include sales of condos. The number of home sales is less than half of what it was 5 years ago for the same period. The average sales price for homes in River Ranch is down from it high of $713,846 in 2008 and is now $588,866. In 2008, at its highest, the average price per square foot for a home in River Ranch was $215.25. This year, it is $196.20/sqft, down from $197.18 in 2010. Inventory remains high in River Ranch with 28 homes available. The average price for active listings is $593,994 and $205.91/sqft. The average days on the market ...

Bald Eagles! Send your family's taste buds soaring with a nest of these bald eagle treats. To make half a dozen, follow the recipe below.  Edible Bald Eagles Ingredients 1/4 cup of white chocolate chips 6 large marshmallows Finely shredded coconut Chocolate sandwich cookie (we used a chocolate-covered Oreo) 6 Cashews Black decorators' gel  Instructions: Melt 1/4 cup of white chocolate chips according to the package directions. I often share a simple fact with Buyer prospects, "There are some things your neighbors just won't tell you." Throughout the home search process, Buyers are encouraged to select neighborhoods and choose their neighbors BEFORE they finalize their purchase. Prospective Buyers should take the time to become familiar with a subdivision or property of interest. Investigate and take note of the activity that takes place on both weekdays and weekends, at dawn and at dusk.
