Hammond is helping birds harmed by the gulf oil spill by opening its Oiled Wildlife Rehabilitation Center in the old 84 Lumber building (84 Pride Dr, Hammond).  It may seem odd to have a bird rescue center located away from the action, so to speak, but its location near the airport and away from possible hurricane zones makes it the perfect place to help clean off and nurse gull, pelicans, egrets and other birds affected by the BP oil spill. The old 84 Lumber building was chosen because the seven acre property allowed for expansion, if needed.  Also, its location so close to the Hammond Northshore Regional Airport but away from the possible distraction of city noise made it the perfect place for these traumatized birds to recover.  The former special order bays have now been turned into...

The Interest Rate Forecast is starting to take shape ... This link is a good read for those interested in our future rate environment (below). Some in the Fed predict an unprecedented 2 year period where the rates stay very low.  This is good news for those considering Refi's and HELOCs ... bad for those with CD's or Fixed Rate Investments. Something every homeowner should ALSO consider is this ... If you are not completely satisfied with your home today (need's renovations, could use larger or smaller home, need extra rooms, more land, less land, need lower house note), why refinance it?  Should you not consider selling your existing residence and buying the home that best suits your current needs?  True, you may have to settle for a price lower than you may want based on today's mark...

The Tangipahoa Parish Tax Assessor's office has discovered an error in the Hammond taxpayers' favor.  It appears that, beginning in 1987, Hammond homeowners were incorrectly charged for taxes within the Hammond school system when they shouldn't have been.  It was determined to be a human error due to the fact that, at one time, the city's boundaries and the school district's boundaries were the same.  However, when the city was annexed over the years, homeowners were erroneously charged for the school district tax in the newly annexed areas. Even though the taxes were wrongly collected 23 years ago, homeowners can only claim a refund on the error (if they qualify) for 2007, 2008 and 2009, since the law only allows restitution for the last 3 years.  The Assessor's office wants to assure ...

HAMMOND AND PONCATOULA When it comes time to look for a home, buyers look at several different aspects of the process. Included in the list, but not in any order, are price, size, location, design and offerings of the nearby area. Two established Louisiana cities close to the greater metropolitan New Orleans area offer much in the way of those aspects. Hammond and Ponchatoula, two cities north of Lake Pontchartrain along Interstate 55, enjoy quality of life, all the amenities of the metropolis and a prime spot in the middle of the region. These two Tangipahoa Parish cities are tantalizing spots to set down roots and find a new place to live. HAMMOND AND PONCHTOULA IN DEMAND DUO With availability of land and buyer interest in the area, Ponchatoula and Hammond offer something many buyers...

Even though prices have come down dramatically in several markets, mortgage payments and even rentals are out of reach for many of the country’s workers. The speakers at yesterday’s Housing Opportunity Forum really drove that point home for me. For interesting data about the affordability of housing in your market, I recommend you visit the National Housing Conference Web site and click on the Center for Housing Policy’s Paycheck to Paycheck database. The purpose of the database is to examine how working families are faring in housing markets around the country. You can look at wages against rents and home prices for more than 60 occupations in more than 200 metropolitan areas. Maya Brennan from NHC showed the database during the forum.  With one click, you can view five pre-selected oc...

What if you could direct your advertising only to the people who wanted it? You can do that effectively, and inexpensively, with Facebook.   Imagine if you could advertise your services in such a way that only those who are most likely interested would even see the ads — and better yet, you only had to pay for the ads when consumers acted on them. Sounds a lot better than traditional print advertising, doesn't it?   This is what "hyper-targeted" advertising is all about, and nowhere is the opportunity greater for this than on Facebook. Yet few people in the real estate industry have taken advantage of it.   Facebook vs. Google Facebook is huge, with close to a half a billion members, and it continues to grow rapidly each month. What makes the advertising potential so great is that by th...

A Step-By-Step Walkthrough 1. Loan Search - Buyers should seek the advice of an experienced mortgage professional, someone who will help determine which financing options best suit their needs today and in the future. 2. Loan Application - It's crucial that consumers supply the lender with as much information as possible, as accurately as possible. All outstanding debts as well as assets and income should be included. 3. Documentation - Buyers must submit paperwork supporting the application as well. Information commonly sought includes pay stubs, two years' tax returns, and account statements verifying the source of the down payment, funds to close and reserves. 4. Pre-approval - Getting pre-approved for a mortgage allows borrowers to know exactly how much house they can afford. Viewe...

The No. 1 seed in the Southland Conference Baseball Tournament historically is anything but the proverbial catbird seat. But Southeastern — which right now is sitting in just that position — isn't scared. “I know the history of it,” Lions coach Jay Artigues said of the struggles Southland regular season champions always seem to have in the tournament. “But heck, I'd love to have to worry about that problem. “To get that first Southland Conference championship would be very big, but like I told the guys, we can't win the conference championship Thursday. We just need to go out there and win that one and everything else will take care of itself.” So much is at stake when the Lions (39-14, 21-9) — who have already established a new school record for most wins in a season — entertain rival ...

t In 1978 the Hammond City Council established by ordinance the Hammond Historic District which includes most of the downtown business district. Historic District designation is a way to officially recognize historic or architecturally significant areas. Moreover, it provides a means to protect and preserve unique buildings and features from the city's past for the enjoyment of future generations. Owning property within the historic district is both a privelege and a responsibility. Similar to zoning ordinances, a historic district ordinance provides guidelines that insure property owners that their investment will be protected. Historic district designation also stimulates economic investment by improving property values in the downtown area. Changes are permitted, but they must respe...
