Here are my favorite apps on my Iphone for real estate! 1. Dropbox for Iphone - This app lets you store all your files in a secure location, and access them from your Iphone.  Imagine needing to get a signed purchase agreement to the lender, and having to return to the office just to do so...now you can.  You can email any document in the form of a link.  Another good app that is similar is SugarSync.  Check them both out.  They are both great! 2. Crystal Lakes, a great new development in Denham Springs, LA.  Curbs, sidewalks, and gutters, 200+ lots, pool, walking trails, lots of green areas, five springs fed lakes, highly restricted, custom homes only. There is a section for high end garden homes (1500+ LA)for the empty nesters,  The Estates, which is surrounded by water, (2500+ LA) and everything in between.  Almost all of the lots have water frontage. The location is exceptional, just across the street from North Park, within a block of the proposed Juban extension.  Baton Rouge and I12 are just minutes away. Sounds great doesn't it? And I think it will be.  This is a great development by Spaht's Development, a lot of money, time and effort has gone into it.  Unfortunately, it has sat on the corner of Lockhart Road and Burgess...

Livingston Parish is a great place to live. Denham Springs, Walker & Watson and other areas are extremely inviting and have that wonderful 'small town' atmosphere. Usually when people relocate, they are either transferred with their company or just wanting a change of scenery. If they haven't been transferred, relocaters will probably be looking for employment in and around the Livingston Parish area. Of course, Baton Rouge is only about ten minutes away (considering where you live in the parish) so there are many opportunities within Livingston Parish and Baton Rouge, as far as employment goes. If you are thinking about buying a home in Livingston Parish and are a first time homebuyer, there's some good news from the Economic Recoery bill receintly passed.  Two of the programs available to assist in purchasing a home are the rural development program (a federeal program) and Louisiana bond assistance.  The rural development loan eliminates mortgage interest in yur monthly with a fee financed into the loan and gives a lower interest rate.  The Louisiana LHFA bond can provide from 4% to 9% of the mortgage loan amount to be paid at closing to cover part of the down payment, closing costs, and prepaid items.  There are income limits and home cost limits.  And the program interest rates vary depending on which type of loan for which you quality.  The HOME program gives a minimum of...

One of the great things about the new 1st Time Homebuyer tax credit is that it can be claimed as soon as you close on your home.  If you have already filed can file an amended 2008 tax return with a 1040X form.  This can be done even if a home was purchased early in 2009 and the original tax return claimed the $7,500 credit from last year.   Specifically home buyers use IRS Form 5405 to determine their tax credit amount, and then claim this amount on Line 69 of their 1040 income tax return.  You will want to be sure that you qualify under the limits of the 1st Time Homebuyer tests.

Now that the news is out about the American Recovery and Reinvestment act of 2009 , many questions have surfaced about the $8000 first time homebuyer credit.  I will discuss these this week.  One of the first I get is "What Is a 1st Time Homebuyer and who is eligible to claim this tax credit?".    A first time homebuyer is a person who has not owned a home in the last 3-year period prior to the purchase.  For married taxpayers, the law tests the homeownership history of both the home buyer and his/her spouse. For example, if you have not owned a home in the past 3 years but your spouse has owned a principal residence, neither you nor your spouse qualifies for the credit.  However, unmarried joint purchasers may allocate the credit amount to any buyer who qualifies as a first-time buye...

Due to the fast growing area of Watson, there has just been completiion and expansion of Highway 16. Since highway 16 has just been expanded to a 4 lane highway from Denham Springs to Watson, this expansion has definately helped the flow of traffic for the residents of Watson in both time and convenience.  Great job for the new  Highway 16 four lane and the relief of traffic congestion for the residents of Watson!!!!!!!!! As a resident of Watson since 1994, I have seen a tremendous growth in the community with people and development.  Since 1994 Watson has developed many businesses such as resturants, strip malls, additional elementary schools, several named subdivisions, and even top named stores.  When I first became a resident of this remarkable community, there was only a 2 lane highway(hwy.16), a one diamond ballpark, and barely no businesses.  Now, Watson has a 4 lane highway from Denham Springs into Watson, a newer and larger ballpark facility, and several of the finest subdivisions such as Easterly Lakes, Lakes at Belle Terre, Oak Hills, and several more in development.  I am a very proud resident of this fast growing community as well as Livingston Parish. I am also proud to serve this area with...
