If you're looking for a Baton Rouge lakefront home where you can fish in your own back yard, this subdivision is for you.  It's in Denham Springs, just a couple of minutes down I-12 from Baton Rouge city limits.  In Clearlake subdivision, the homes are built around several large lakes that are stocked for fishing.  Built in the last 10 years these homes have the best of nature combined with newer construction.  As far as Baton Rouge lakefront home communities go, this is one of the hidden jewels.  Just off the Juban exit, it is easy access if you commute to work or school.  But once you are home, you'll feel really away from the city. FAIR WARNING: numbers, numbers & more numbers..... After taking a look at the October sales and inventory numbers for Livingston Parish, I wanted to drill in a little bit deeper to better understand what is happening in the available inventory pool of homes. This analysis is based on a snapshot of the inventory available today - it will change tomorrow, the day after and so forth, but I think this information gives a nice picture of what is happening on the ground right now. I plan on refreshing this information each month and after I have a couple of months data, then I'll figure out a way to graph the trends that are occurring. I think it is important - particularly if you are selling your home - that you understand how many other homes you are competing against in and around your pri...

As a real estate professional, we have the fiduciary responsibility to look out for the best interest of our clients at all times.  One of those duties in doing so, is trying to get a home warranty on both ends of the transaction. When I'm representing the seller, I try to get them to get seller coverage to protect them during the listing period.  The same goes for the buyer when purchasing the home, we like for our buyers to have many years of happiness in their new home, so a warranty should cover most issues that arise regarding mechanical items. One company where I live promotes, the "No Pre-Existing Conditions" on when promoting their warranties.  Recently, a home was inspected, with no issues/defects noted in the inspection report regarding the Air Conditioning.  The home inspecto...

One of my favorite restaurant visits this month was the Islamorada Fish Company Restaurant in Denham Springs, Louisiana, at one end of the Bass Pro Shop. You have a choice of dining views and atmospheres.  One is by a cozy fireplace to take the chill off the evening.  A second is in booths along the wall of the hugh aquarium watching the fish swim by (sure to please family).  The third is on the pier balcony overlooking the bass lake.  The evening I was there a bass fish actually jumped out right at the table by the water! And more than just atmosphere, the food was delicious!  Start off with home made yeast bread loaves and butter.  Then the fresh fish and seafood selections are great.  You can choose grilled, sauted, blackened or covered in sumptious crab or crawfish sause and baked. ...

http://www.appraisersindenhamsprings.com/ – Denham Springs Real Estate: How Much Value Does Converting Garage To Living Area For A PCC or DR Horton Home in Subdivisions Like Richmond Place, South Point, Woodland Crossing and Westminister Estates?     If you’ve driven through the PCC Homebuilders and/or DR Horton Developments around Denham Springs, it’s likely that you’ve seen homes just like the one above with the garage converted to living area. As I drive through these developments for home appraisals, it seems like it makes sense to convert into this manner because a lot of these residents use their garages for storage and don’t park their autos in the garages. BUT, Is this a wise investment in terms of re-sale?     Continued. Let’s investigate here! This home was built new in 2002 a...

In case you missed the May 4th discussion of Business Report's history of the Livingson Louisiana housing market, it is worth a read.   Livinsgton Parish is a growing  area that is seeing much change as time evolves it.  As a matter of fact, it is changing rapidly.  The housing market is just one area where that change is occurring. This parish, once dominated by a single brokerage, M A Allen, has now blossomed to support several growing brokerages. Livingston is seeing new population growth as large commercial centers like the Bass Pro Shop with it's restaurants and commerce park move into the area.  Old ways make way for new ways. There are a variety of new subdivisions emerging.  One of my favorites are the lovely Lake Front communities like Clearlake Subdivision right off the juban ...

If you're looking for a neighborhood with wide, open spaces and large lots, try Plantation Estates in Denham Springs Louisiana.   The property shown here at 8196 Hermitage is just one of many beautiful homes on wooded lots with open space.  Most are nearly an acre or more. And an even greater bonus is the steadily increasing property values.
