Baton Rouge Wedgewood Subdivision Home Sales News 2012   Recently, I appraised a home for a purchase on Elkwood Drive and discovered these 2012 home sales trends in Baton Rouge Louisiana's Wedgewood Subdivision. Based on 16 sales, homes spent an average of 149 days on the market. The average sales price per square foot has been $78/sf. The average home size is 1,912 sf. The Median Sales Price has been $150,500. The Average Listing-To-Sales-Price-Ratio is 96%, meaning homes are selling for 96 percent of asking prices, 4 percent less than asking price.      NOTE:This post is based on info from the Greater Baton Rouge Association of REALTORS® MLS for the period of 01/01/2012 to 11/28/2012 and was extracted on 11/28/2012.

Based on 8 2010 Home Sales, 2009 vs 2010, the average sales prices has declined a modest 0.50% or less than 1%.  The median sales price is basically unchanged at $173,000 rounded.  The average sold price per square foot is down $2/sf or -2.3% from $89/sf to $87/sf.   Year to date, there have been 8 sales versus 18 in 2009.
