I don't know about your marketplace, but things really got jumping here in Central Louisiana toward the last half of the year.  From August until now, I've had experiences I've never had in my seven-year real estate career.  I'm speaking of multiple offers on three different priced listings in a three-week period and six closings in one month.  What brought on this influx of buyers?  What made them step through the open door to home ownership? Was it finally realizing interest rates were about as low as they were going to get?  Did they finally resolve credit issues to the point they could buy?   More than likely it was a combination of factors.   Ways My Business Has Evolved in 2012 Hot chocolate and cold rain creates the perfect mood for reflection. I was stuck this morning on just how much my business has changed this year. Let's take a look. Well, perhaps after another cup of hot chocolate. 1) No More BPO'S-- Around mid year I was pulling in 400-600 bucks a month off BPO's. An order would come in, and off I would go to collect pictures. Over a cup of ice tea (nobody drinks hot chocolate in the summer), I thought about how "lucky" I was to have steady income. Just Paid My 2013 Dues. Will You? Between my local, state, and national dues I just tossed 780 dollars toward my real estate practice. Looks like I will be helping the citizens of Central Louisiana with their real estate needs for another year.  We seem to lose at least one "big name" each year come renewal time. Frankly with all the increased paper work and rising fees I can't say I blame them.  But even with the costs and associated hassles, I still think we have the best gig in America. When Buying A Home Don't Skip The Home Warranty-- Is this fan mail from raving clients? Nope, the post man is limited to lifting 70 lbs, so I have to pick those up at the station. These are courtesy cards from a home warranty company.  Each time one of my clients file a claim, I receive a courtesy card. This stack is just the ones delivered today! 10 cards, each one representing a time when a home system failed them. Imagine the relief these new home owners felt when these issues became the home warranty company's problem?  Do these plans really pay for themselves? I cannot disclose specific claims, but understand several of these cards represent 1,000 dollar plus paid claims. The grand-daddy of them all?? 2,561 dollars!!!! The best part about this?
