This series of blog posts focuses on educating my clients, Active Rain & Localism readers along with my Facebook friends (see the Facebook Business Page Badge at the bottom of the post.  ALL Facebook likes are appreciated. )   The picture below was taken during one of my recent Winchester, Kentucky home inspections. The attic hatch, just a piece of sheetrock, is in the upstairs hallway.  Remember that heat rises right up to that second floor ceiling.  Insulation helps hold it in the living space of the house.  No insulation on the attic hatch lets quite a bit of heat out of the house and raises your energy bill.   The simple solution:  A piece of insulation, relatively cheaply purchased at your local big box home improvement store, glued to the top side of the sheetrock hatch, reduces h...

Beautiful And Inexpensive Landscape Ideas for For Problem Areas There are times when we buy properties for the way the house looks. It has the right amount of bedrooms and baths or we like that it has a nice kitchen. We may be attracted to the neighborhood or other amenities. Sometimes, if we are just focused on the lack of vegetation around the house we may not put an offer on it. New construction sites are usually lacking in natural plants and trees. Usually, all landscape is scraped clean so the new home buyer will have to be creative and install trees, shrubs and flowers. This can be quite an expense if all plants have to be purchased. This picture is of the yard behind the house that includes a drainage pipe and creek. The guardrail was installed after the homeowner had lived there...

I just wanted to say I am glad I live in a community where it is still welcome to hear "Merry Christmas"  during the shopping season.  Our little community of over 35000 dosen't seem to mind when you smile and say Merry Christmas and there are still a lot of decorations and stores that promote the Christmas theme. I just cannot understand why it is so hard to just ignore it if you don't believe the reason we celebrate this time of year. After all CHRIST is the reason for the season. If you don't want to celebrate by buying gifts, having family around you with all the trimmings, great food and festivities then why not volunteer at a shelter or visit elderly in the nursing home or something charitable while you get the day off work (usually paid I might add). I for one love it when I go i...

Old buildings are amazing in their architecture. The quality and craftsmanship you find in them are absolutely outstanding. You can see and almost feel the dedication that was poured into the design and the work. Somewhere along the line we have lost that dedication, now all we are worry about is how fast we can knock down an old building and replace it with one that has no other purpose other than just to provide a place to make a few dollars and then it's abandon until the next investor comes along and knocks it down. One thing that really gets to me is when they knock that 100 year old 3 or 5 story building in middle of a downtown block and replace it with a one story drug store or something else. It be alright if they could have designed it where it could incorporate the surroundin...

We all have looked at home plans in magazines and on websites and wonder if I can get an architectural designer to take the sample plan and turn it into a set of working drawings to build from. This can be done but can lead to copyright infringement for both the home owner and the design professional. Many of those plans are only licensed to be built just once or licensed not to be modified. When selecting a plan to purchase is to be sure to read the license agreement and fully understand what rights are granted to the purchaser. If the license agreement allows for third party modifications is a big advantage to you as this will allow you to find a design professional to work with you in customizing the plan uniquely for you. For example, the plan you bought has a laundry closet locat...
