The percentage of home owners in the St Matthews neighborhood of Louisville that have reduced their asking price has dropped just a bit from a high of 52% just a few months ago, down to about 43% as of the last measurement this past week.  I suppose that can be attributed in large part to the dropping inventory levels currently present in St Matthews, and with fewer homes for sale on the market, it is quite possible that some of the homes being sold and taken off the market were the same sellers who were willing to drop their price a few times in order to find a good buyer. St. Matthews was named after its first church, St. Matthews Episcopal Church, which was located on Saint Matthews Ave. according to the records of Gayle Pressman.  Its residential development boomed after the devastating flood in 1937.  Most of the area sits on high ground unlike Louisville downtown area which borders the Ohio River.  The president of the Bear-grass Saint Matthews Historical Society once said, "St. Matthews is an all-American city.  This is a closely knit community, where the ideals of home, church and community still come first, as they did with the original colonial settlers."-Courier-Journal Publication Today St. Matthews is a premier area of Louisville that includes The Mall of St. Matthews and The Oxmoor Mall.  It is known as Louisville's largest shopping district....

I've seen asking prices around $5,000 here in Louisville, KY, and yes, that's for a house & the land on which it's built.  They've been around forever, but I was truly shocked to see an asking price of $3,800 for a house the other day.  Consider also that the cooperating commission offered is $1,250, so if I assume that the listing commission is the same, that means a full price offer will net the bank $1,300 minus some nominal closing costs.  This to me is truly remarkable.  I've alerted plenty of people about this, and the question is always the same:  What good is $1,300 to a bank?  I suspect the answer lies in the fact that these banks likely have hundreds, if not thousands of foreclosed properties for sale.  In other words, every little bit helps.  As of today, there are 31 single ...

    Hurricane Ike, although no longer a hurricane, proved it is still a formidable storm when it hit Louisville, Kentucky earlier today. With wind gust up to 75 mph, Ike blew down numerous trees around town, collapsed a building under construction at the International Airport and forced the closure to two major highways. The main Utility Provider in the Metro Louisville area, Louisville Gas & Electric, has said that 50% of their customers are without power and will be so for a few days. In downtown Louisville, many office building had their windows blown out, including the headquarters for Humana. When I read the local paper, The Courier Journal, this afternoon it said that the local authorities were asking people to stay off the roads due to the numerous trees laying on the roadways. ...
