Watching the news yesterday and today reminds me that, once again, several people have died in house fires in the last few days & weeks. Have you fire safed your house for winter? Steps include: Cleaning the creosote out of your chimney. Some chimneys can be cleaned by the homeowner with a simple brush kit from one of the local hardware stores.  Other chimneys need a professional chimney sweep such as Indian Summer Chimney Services. Keep a screen in front of the fireplace to prevent sparks jumping out onto combustible materials. Cleaning the lint out of your dryer and dryver vent pipe. Cleaning methods depend on how your vent pipe is configured.  Solid pipes can be cleaned with a simple brush kit from the hardware store.  Flexible hoses can just be taken off, taken outside and shook out...

Is your Lexington Kentucky home leaking your energy bill $$$$$ out through the roof.  All the recent snow gives you a great opportunity to find out easily. During a recent Lexington Kentucky Home Inspection, I had the opportunity to take a good photo that shows the drastic difference of a well insulated attic versus a not so well insulated attic. This picture of one side of a four-plex roof says so much, if you just know what you're looking at. The attics of each of the units are separated with firewalls. Notice the nice clean line running up the roof between snow and no snow.  That's the firewall separation between attics.  The one on the left that I was inspecting was well insulated and still covered completely with snow.  The one on the right had almost all the snow gone.  Why?  Ener...

Windy Corner Market at the Corner of Bryan Station Rd and Muir Rd is a great place to eat. My wife Kathy and I just returned from Windy Corner Market at the corner of Bryan Station Road and Muir Road.  The food was so tasty, reasonably priced and the country store feel gives a nostalgic taste of history to create a memorable outing. This newly constructed building with the decor of an old time general story was built intentionally with as many recycled materials as possible.  The walls of this eating establishment are lined with Kentucky made products on cupboard shelves. I noticed that Windy Corner Market has  a menu very suitable for the vegetarian.  It also has pulled pork sandwiches and burgers.  So there is something to please the palette of everyone. I feasted on the Supper Salad ...

Last night after doing a walk through with my buyers they gave me the perfect gift, "The Man Who Planted Trees" by Jean Giono. This story is so compelling, so real, so beautifully written that readers often think it is true.  The wood carving illustrations by Michael McCurdy add a deep sense of reverence and intrigue.  I often wonder what our world would be like if we humans really had a deep understanding of our total dependence upon  vegetation.  I suspect if we had even an inclination about the real value of trees it would change everything about how we perceive the value of trees when we are selling homes.  Trees clean the air in our neighborhoods  Trees provide shelter for wildlife.  Trees provide shade to help cool our hot homes.  Trees help us retain water so that we do not have...

After reading Michael Jacobs' post about "Whatever" and other overused words, it got me to thinking about all the other colloquialisms that we use.  Having been fortunate enough to be in "The Valley" during my teens, a lot of Valley Girl talk was engrained in my speech.  I've gotten rid of a lot of it, but I would say there are still several that hang on like stubborn  leeches.  Unfortunately, "like" is one of them.  As much as I try to circumvent it, replace it and omit it, it still creeps in.  Other ones that are layovers from my Valley Girl days are "totally," "seriously," and "OMG." Having spent virtually my whole life in Los Angeles until moving to Lexington, Kentucky four years ago, I've realized that there are regional colloquialisms, too, that I was not aware of until I moved.  ...

Santa Arrives Early To Save The Day  I just received a call from a friend about a catastrophe that happened yesterday at her house. She was on her way home from the hospital where she was recovering from being very ill. For weeks she has dealt with surgery to have her tonsils removed, secondary infection, dehydration and then a sinus infection. Finally she was ready to go home so she can enjoy Christmas on antibiotics. Relieved, but with a stuffy head, she checks out.  Kids in tow, she opened the garage door to pull the car inside. In a state of shock and disbelief she saw that the ceiling had caved in on everything in the garage! Water was pouring in from the ceiling! WHAT???? Jumping out of her car stunned, she realized that she would have to wade through all the freezing water to get...

Apply Lime During the Winter, Preparing the Garden During Winter Months Winter came a month early here in Lexington.  It is eight degrees and we have a winter storm warning threatening to bring an ice storm tonight.  These conditions don't foster much gardening energy.  However as soon as it warms up enough to get outside there is one task that every serious gardener needs to do during the winter.  Apply lime during the winter to your vegetable garden and your lawn.  Lime sweetens the soil PH so that your plants can absorb nutrients with little effort.  If you have rhododendrons, azaelas and hydrangeas in your yard they like an acidic condition so don't waste lime on them.  That is also true of the evergreen trees in your yard. Make sure you buy garden lime or what is sometimes called l...

Ripening Green Tomatoes Indoors in Lexington Kentucky Yes it is possible to keep those tomatoes ripening for weeks and even months. Here is how I  keep ripening green tomatoes indoors even into the new year. First, I prepare a place in the garage that will allow me to hang the vine upside down.  This year I moved my grandson's small basketball hoop and stand into the garage. Second, I cut the vine off as low as possible before the first frost. Third, I hang the vine upside down.  My garage is partially heated so that the tomatoes ripen quite well.  You may need to choose a warmer room in order to get them to ripen.   I still have some staying firm and turning color.  Most of the ones you see in this picture are a chocolate cherry tomato that is a wonderful producer of one ounce tomatoes...

Preparing to sell your home during the winter in Lexington Kentucky 2 degrees above with a wind chill of -10 this morning in Lexington.  Hardly a time to jump out of bed and start scraping the house to get ready to paint.    As the fish in our pond are settled into their dormancy so most of us are hunkering down for the winter.  Our first thought is how do we stay warm?  Preparing to sell your home can easily be put on the brain's back burner during this frigid weather.       Four things you can do in preparing to sell your home during the winter in Lexington Kentucky.     1.   Clean the Clutter!  Buy boxes and labeling supplies and begin to pack away things that you want to save.  Keep a recycling box handy and get rid of as much stuff as you can possibly bare to throw away.  2.  Pull ...

For the last couple of years, this Lexington Kentucky Home Inspector (don't you love how those keywords get interjected) has wanted to go see the Trans Siberian Orchestra (TSO) when they visit Lexington, KY.  Unfortunately, no one else did and it ain't no fun to go alone.       About three weeks ago, my grandson (who is 11) wanted to show me something on the computer that he thought was really neat.  Guess what, it was a Youtube video of TSO.  AND, I knew TSO was coming to Lexington, KY on December 1st.  I asked him if he wanted to go and, of course, he thought it would be great. So off Grandpa Erby went to get tickets.  I wanted seats where no one could stand up in front of us, as he's rather short at 11.  So I got first row balcony tickets. Dang, they didn't tell me those were benches...

The day was grand...all the family ate all they wanted and got out of there. You were left with a kitchen that looked like a war zone. You laugh now... but you had earlier been pondering whether you had baked a large enough turkey. God forbid that you run out of turkey while the relatives are filling their plates! What is left as your tired eyes survey the carnage, is loads of turkey meat left in the platter. Your stomach is probably telling you that it can't take any more suffering. I know my belly felt like a balloon last night and I wondered if I would ever be hungry again for turkey and all the trimmings! Now it's a new day and I have white turkey meat in a Ziploc bag just waiting for what is next. How about some breakfast? Turkey Breakfast: Chop up leftover turkey, stuffing and mas...

When was the last time you REALLY LOOKED at your roof?  You don't climb roofs? When was the last time you had somebody REALLY LOOK at your roof? Erby, the Central Kentucky Home Inspector (yep, that's me) does roof inspections - FROM THE ROOF (*see bottom) - not just for home buyers but for any Central Kentucky Home Owners who want an unbiased opinion of the condition of their roof.  I don't have anything to sell but my opinion of your roof.  I won't be trying to convince you to hire me (or even one of my friends) to fix your roof.  I just point out the problems that should be fixed and recommend repair methods, not repair contractors. Here's a couple of examples why you should either look yourself or hire someone to look.     The dry rotted rubber boots are a common find around here, bu...

Don't Trash Your Stash!  Recycle Books and Media Material at Your Library I went by the Lexington Public Library today to drop off a donation of books and was helped by a charming gentleman who volunteers at the Library.  I didn't catch his name (silly me, he was even wearing a nametag!), but he said he'd been volunteering about 90 hours each month for several years.  A retired professor, he had practically the whole history of the book donation program in his head. I was fascinated to learn that the Friends of the Library (the fundraising organization) has been in existence since the mid-1060's, and has, over the years, raised well over 2 million dollars to help the library fund programs that aren't covered by federal funding.  They do all this by taking in donations of books, magazine...

Yeah, I've seen it a lot.  I mention the missing anti-tip bracket on the kitchen stove and the Realtors just rolls their eyes and snicker. Here's why I mention it! No Charges To Be FiledIn Toddler's Death   Little kids sitting or pushing on the open oven door can cause the stove to tip over on them.  So can setting a large heavy pan on the oven door.                       Sears learned the hard way!! Sears Settles "Stove Tipping" Class Action Lawsuit But, most times when I mention it to the buyer's, realtors just roll their eyes and snicker about "alarmist" inspectors. It's like a seat belt! (See "Is Your House Wearing Its Seat Belt?") When you're driving down the road and suddenly say to yourself, "Oh goodness, I think I'm going to have an accident!" (actually, most of us use a shorter...

Once again winter is almost upon us. As we enjoy these last few days of Indian Summer (what beautiful weather that's been) it's past time to get our gas furnaces checked to ensure we can survive the cold in comfort. BUT, it's also time to ensure that we have working carbon monoxide detectors in our homes if there is a carbon monoxide source in the home.  Carbon monoxide can poison you with a great amount in a short time frame or a low amount in a long time frame.  A lot of people who think they have flu symptoms are actually being poisoned by carbon monoxide.  See the link below on "Flu versus Carbon Monoxide Poisoning". Have you checked your Kentucky Carbon Monoxide detectors. It’s past time to do so. The last Kentucky ice storm resulted in seven deaths related to carbon monoxide poiso...
