Hmmmm...I wonder why it expired? Let me take a look into this. As I pull up the MLS expired list...There is only one picture of the house.It isn't a picture that I can even see the house.(Note: this isn't the real expired listing picture I'm blogging about)...but it is an excellent example!  Usually, no inside pictures mean the inside looks bad and not staged or...  My next thought...who had it listed?Ohhh...I see. Maybe it's an agent that is possibly unfamiliar with the Internet or might be not good with taking multiple pictures and would have no idea on how to do virtual tour. I google their name...no website. Undaunted, I check their board information. No personal website there (or email address). How does this agent operate in the real world? A recent post by Shawn Martin ( Life Expectancies of components in your home ) got me thinking.Early on, I had agents complaining about my statements regarding home appliances (water heaters, furnaces, AC, etc) being at their end of design or useful life.   Well, I think it's important for people to know how old these things are and how much longer they could reasonably expect them to last.  Apparently my clients felt it was important too as they kept asking me how much longer "it" would last or how old "it" was. So you're spending tens or hundreds of thousands of dollars on a home purchase, and paying the realtors 5 - 6% ($5,000 - $6,000 per $100,000) of the home's value. (Where do you think the seller gets the money to pay the realtors?)  Now it's time to find a Home Inspector and find out what they are going to charge. No matter how much you pay for a Snickers Candy Bar or, where you buy it, you still get a Snickers Candy Bar.  Same quality.  Same taste.  Same appearance. We are usually the last in our neighborhood to do anything seasonal. Always the last to mulch every Spring, last to plant annuals in the Summer, last to put out the Halloween scarecrow (this year he sadly didn’t make it out at all!), and of course last to hang the Christmas lights. But… not THIS YEAR! Ok, so we went a smidge overboard. Last Christmas due to a family death we did not even put up a tree so this year the spirit of the season has struck us early and my husband (AKA: Jason ‘Griswold’) had to show off his fancy light work. The holiday freight train is rolling into Lexington KY right in the nick of time! Last night the festivities were changed up from past celebrations for the Christmas Parade and the Celebration of Lights. They were combined and at night!  What a great idea!Usually, the parade is in the morning at 10AM and the lighting of the tree on another day. The crowd that gathered last night got many new surprises and they stayed warm with hot chocolate and coffee supplied by many downtown restaurants.  At the center of the festivities, people crowed around fabulously decorated Robert F. Stephens Courthouse Plaza to see Santa, Mayor Jim Newberry and his family turn a "magic key" that lit up all of the city's new holiday decor. Winter is coming.  Is your home ready to keep the heat in and the cold out?  Taking care of these issues can make your home more energy efficient.  Winterization saves YOU Money! 1.    Set the water heater temperature to no more than 120o.  (Temperatures above this level can cause severe burns.) 2.    Insulate the water heater and all water pipes in unheated areas.3.    Installing a low flow shower head can save about 1½ gallons of hot water per minute of use.4.    Insulate air ducts in crawl spaces, attics and unheated garages.5.    Caulk around windows and doors; places where brick façade and siding meet; and all utility entrances (cable TV, plumbing, gas, telephone, etc).6.    Disconnect hoses from outside faucets and insulate the faucet to prevent freezing of the water pipe.  7.    ...

The National Quilt Trail began in Adams County Ohio in 2001 when Donna Sue Groves kept a promise to her mother, master quilter Nina Maxine Groves, to paint a quilt on her barn.That simple gesture of love has evolved into a state-wide effort to grace barns across America with the quilts of our heritage.   Today's trail stretches from Iowa to North Carolina, West Virginia, Tennessee, Kentucky and back to Ohio with many counties joining each year. The pictures are from barns along St. Rd. 62 through Scott, Bourbon, and Harrison Counties Kentucky. It is a beautiful drive through the country side from Georgetown to Cythiana Kentucky. These barns are located right along side the highway. Along with the horse farms and the foilage this Quilt Trail makes for a beautiful Sunday drive.

 HELP!!!!I came back from my morning inspection to find that my house has been infiltrated with spiders & ghosts.  My wife  & two grandsons say they didn't have anything to do with it!  I'm not sure if I should believe her!   Anybody know how to reach the Ghostbusters.Wanna recommend a good spider killer!

My lunch was $4.00 but for Mr. O'Byrne it was 3.7 million! Imagine having a delicious lunch and in the room next door a live auction is underway at Keeneland Sales. What is up for sale is a beautiful Kentucky thoroughbred colt. The bidders seem to be hidden because it's hard to tell who is bidding.I swear they must bid with their eyes by blinking because I don't see anyone scratching their nose or raising a finger. Applebees Park - Home of the Lexington Legends One thing I know for sure is that I'm not a sports nut. Even with that said, I didn't turn down an invitation by Richmond Mayor Connie Lawson to join her for a visit to Applebees Park to see the Lexington Legends play the other night. The park built in 2001 has the distinction of being the first totally privately funded Minor League Baseball park in the United States. It can hold up to 6,994 screaming fans! Sounds like fun...count me IN!!  The first warning as we arrived and were directed to park was that we needed to be aware of the foul balls that popped out of the park to the right. Does anyone have any theories? Do any of you have weekly meetings that declare this event? How about just radio chatter on the way to and from? Well, let me give you some examples of what I have listened to:1. "What goes up must come down"...the market evolves every 6 years...2. International involvement will be our only hope of rates coming down.3. Toward the end of 2008 will be the next refi boom!4. We are headed toward a sellers market as soon as all defaulted subprime and alt-a loans are purchased and start performing.5.
