Hold on to your hats people, Zionsville Indiana real estate has nothing but good news to report for March 2008. Number of sales…up, average selling price…up, days on the market…down, price per square foot…up. The Zionsville real estate statistics for February 2008 are perhaps a little misleading with so few homes selling. Only 19 homes sold in Zionsville in February, hence one or two homes could really throw off the numbers. Let’s take a look at the number for Zionsville real estate in February 2008: 2007 2008 % Change Active N/A 596 Homes Sold 24 19 -21% Average Selling Price $373,581 $274,412 -27% Days on Market 112 106 -5% Price Per Square Foot $134 $119 -11% The number of Zionsville homes that sold is down only by 5 homes but this is a 21% decrease since last year. Active: There are currently 226 active homes for sale on the Zionsville Indiana real estate market with an average asking price of $386,166.  The average home has been on the market for 116 days and is listed for $146 per square foot.   Sold: 30 Zionsville Indiana homes sold in December 2007 with an average selling price of $291,688.  These homes took 109 days to receive a contract and sold for $118 per square foot.  December 2006 saw 28 homes sell with an average selling price of $303,688.  The number of Zionsville homes that sold in December was up 7% over last year while the average selling price was down 4%. Active:  There are currently 174 active homes on the Zionsville real estate market with an average asking price of $308,177.  The average home on the market is listed for $130 per square foot and has been on the market for 121 days.  Sold:  In November 2007, 24 Zionsville homes sold with an average selling price of $277,433.  These homes sold in an average of 79 days and sold for $114 per square foot.  Compared to November 2006 when 27 homes sold with an average selling price of $258,594.  Homes in November 2006 took on average 73 days to sell and sold for $116 per square foot.  The number of units sold is only down by 3 homes but that translates into an 11% decrease over last year.  The good news is that for the third straight month Zionsville homes have increased in value, this month...

I attended the Boone County MIBOR meeting yesterday at the Boys and Girls Club of Zionsville, "Club West" location. David Ide, their Chief Operating Office, was very welcoming and informed us they are always looking for volunteers. After our usual formalities, we received a presentation by Craig Anderson of Duke Realty Corporation, who is also a Boone County resident. The Anson project covers 1709 acres of land adjacent to I65 on the east between the 334 and 267 exchanges. This project is just 20 minutes from downtown and the airport. The Zionsville real estate market seems to be much healthier than the rest of the greater Indianapolis area.  Zionsville real estate in September 2007 has increases in both the number of units sold and the average sales price over the time last year.  In September 2007, 30 Zionsville homes sold with an average selling price of $303,613.  The average home took 65 days to sell, received 95% of the asking price and sold for $123 per square foot.  In comparison, September 2006 had 26 units sell with an average selling price of $300,099.  In 2006, the average home that sold was on the market for 75 days, received 98% of the asking price, and sold for $129 per square foot.  As of today, there are currently 244 Zionsville homes on the market with an average asking price $339,470 which equate ...

I attended the 2nd round of the public meetings held by the Boone County APC last night. The focus of the meeting was to get public input to develop the Vision, Goals, and Objectives for a comprehensive plan while also providing information gathered during the 1st round of meetings. The 1st meetings were designed to gain public opinion on Boone County's S.W.O.T's (Strengths, Weaknesses, Opportunities, and Threats). The information obtained during the 1st round of meetings was compiled and provided to us via hand-outs.
