Warsaw & Winona Lake,Indiana Real Estate Market Report     May 2009May numbers, of sold single family residence continues the struggle to gain momentum. We ended the month with a 33% decline year to date over 2008 sales figures.  The cooler than normal temperatures for May, certainly did not help entice those looking for a home to venture out. As the weather has improved, so has the activity. We are having a late start to the traditional "busy selling season" but closed out May with 63 homes under contract. The Truth about Local Foreclosures   Many Things have been written and reported negatively about home foreclosures. While Kosciusko County is not immune to this, we are not nearly as bad as the reports out there suggest. Here are the Facts:  Currently in Kosciusko County Sold foreclosures YTD = 14    List price to sale price = 51,864/ 48,437 Current active foreclosures = 33    Current pending = 17 That's less than 5% of the current 973 homes for sale.   Many think that foreclosures are way up.Below are the actual figures from the Kosciusko County Sheriff sales of foreclosured proerties.   Sheriff's Deed recordings per year: Look at 2004 & 2005 when the economy was "really churning", Then look at 2008. Today in northern Indiana the sun came out and it looked so inviting outside. I had homes to preview, some to show and signs to check on. BUT the windchill factor was down to about 18 degrees.. in northern Indiana a day with sunshine is a day  to work. Our winter has been very eventful with ice glazing everything it touched. We've had ice falling from the sky, below normal temperatures and oh yes, there was this thing called 'recession' or was it 'depression' This past week the recession/depression took a vacation or maybe it went away for a while. Buyers come out and actually made offers that were accepted. I think it is getting better out in the trenches....or maybe I am just punch drunk on sunshine.

                   Short Sale  Information for Kosciusko County                                                    What is a short sale?    A short sale is when you need  to sale you home and  the current market value is less than the payoff to your lender. Therefore you need the lender to be willing to settle for less than the full amount in order to release the lien so you can close the sale with clear title.  Example: In 2006 you bought a home for $150,000 and your payoff is $148,000.  Because of a job loss you need to sell. Homes prices for Warsaw Indiana remained pretty much even for the 2008 year. Which is really a breath of fresh air for all the negatives that are out there around our nation concerning falling home prices. Nationally the average sale price for single family residence dropped by 9.3% to $ 198,600.  Locally the average sale price for single family residence of non water properties only fell 1% to $141,473. Warsaw area water properties were off the most by 24% to $220,841 but the fact that 2007 set a record of $292,222 for Warsawwater properties needs to be considered. 2008 was only off 8% from the 5 year average of water properties for Warsaw.
