  What will likely FHA loan fee increases mean for Hamilton County Indiana home buyers? Beginning April 1, 2012, FHA mortgages will get a little more costly, that's how. Proposed changes to FHA loans include an annual Mortgage Insurance Premium increase of 0.10% for loans under $625,500, bringing the cost up to 1.25% of the loan. Upfront Mortgage Premiums will increase by 0.75 %, bringing the premium total to 1.75% of the loan amount. These premium changes only apply to new 30-year, single-family loans insured by the FHA. Refinancings will not be affected. Federally-backed FHA loans are a popular choice for home buyers looking for low downpayment options. FHA loans only require a 3.5% downpayment.  A mouse skittered through my living room last weekend, narrowly escaping death by both my cat and a largish shoe before he was safely scooped up into a plastic container and banished to the back yard. If he makes a repeat appearance, though, he’s on his own! I’m not sure how the little guy got in, but I do know that as cold weather approaches there are likely to be more like him: furry creatures trying to gain access to my cozy Noblesville home. I also know that cute as he might have been, he and his comrades can cause untold, and often unseen, damage – not to mention diseases, germs and the like. You cannot get there from here. The good news is that the Street Department of Noblesville is finally finishing up the last stretch of road connecting Hazel Dell Parkway and Little Chicago Road.  Many residents along the route fought hard to stop this project when it was first introduced, but now we have all seen what an improvement/time saver this road work promises to be. Every year I volunteer to spend a day with my Keller Williams office "Giving Where We Live".  Mo Anderson is a key part of the Keller Williams organization and May 12th is her birthday.  To honor her dedication to helping others and her founding of our National KW Cares organization, every KW office in the country donates a day of service in her honor.  Kind of cool. This year our local offices volunteered at the Third Phase Christian Center. It is a home in Noblesville, just north of Fishers that has 33 rooms and is on 10 acres of land.   Two of the bedrooms are for emergency shelter (people living in their cars, evicted from their homes, etc).  Everything that happens at the Center helps women to know Jesus Christ and to help them improve their self image, teach them basic life skills...

It is time once again for our annual Easter Egg Hunt - April 23rd !  The Easter Bunny will be hiding eggs at the Keller Williams office located at 11800 Exit 5 Parkway, Fishers IN  46037 (i.e., EAST of I69 & NORTH of 116th Street off of Exit 5).  An empty field will be transformed into an "egg hunt delight" for the kids. Each child can collect one of each of the different colors of eggs...then they can exchange them for prizes! Noblesville Continues to Grow When I moved to Noblesville nearly 25 years ago, there were four restaurants, two grocery stores, and a Wal-Mart.  Population was about 10,000. I enjoyed the fields of corn and soy beans and the occasional cow pasture. My how times have changed! According to the 2010 census, Noblesville’s new number is 51,969, up 82% from the 2000 census when the official number was 28,590.  According to Public Affairs Manager, Cara Culp, this was a steady growth.  In 2005 a special census was performed and the population at that time was found to be 39,350. This growth means Noblesville will be eligible for additional grants and state funding.
