We Need a Smaller Mailbox! Remember when you went to the mailbox and you could hardly get the mail out, so you invested in a larger one? Real Estate Contracts, were mailed overnight delivery. We scrambled to get it all together and rushed to the post office before it closed.  Sound familiar?   Acrylic painting by Larry Johnston© Then there was the FAX machines.  Boy was that a help!  You didn't even have to fight the cold, rain or snowy weather to get to the post office.  What happened to the FAX?  Now with the computer age, We are now using the emails. Contracts can now be send by computer, signed and returned in a matter of minutes. The Real Estate Industry has evolved in a fast paced industry.  Well, at least the paperwork has. We now go to our mailboxes and many times they are empty...

Keep your Buyers on the right track. Buyers usually make quick decisions when it comes to buying a home.  When they decide to Buy, they drive around the areas they are interested in living, looking for homes on the internet and however else they can look for homes. When you first talk to your Buyer, it is important they are informed and it is understood what they need to do, how they need to do it and when it needs to be done.  If any of these are not done, they may be on the way to disaster.  Keep them on the right track. Here is a list that you an give to the buyer as a guide to stay on track to purchase a new home. • If they don't get mortgage approved before they start looking, they may be on the track to disappointment.  They will find a home and if they can talk the agent into sho...

Do You Know Where Your Buyer Is? You may have seen the Television spot on TV where it starts out with "Do you know where your child is?" A campaign that was launched when the cities had evening curfews late at night for children under a certain age.  The main purpose was to cut down on the juvenile crimes in the area. Larry Johnston © 2014 Just like the children that roamed the city street late at night, getting into mischief, I am suggesting our own campaign to keep our buyers from going astray.  Buyers are not aware of the Real Estate Agents rules that dictates that the Buyer and the Real Estate Agent they choose are suppose to be tied together until they move into their new home.   RULES TO YOURSELF • Make sure the Buyer is aware that you are a commissioned agent, and that you are wo...

We had our own FIREWORKS.....delayed Happy New Year! When it gets to -18 degrees, you think about your water pipes freezing, Hands, ears and face falling off, and just plain trying to stay warm, keeping the driveway cleared and the cars running. Well, to my surprise, there is one thing that was not added to the list of things to look for in the cold weather.........It's six cases of assorted drinks, like pepsi, coke, root beer and several others, that decided to freeze, expand and blow up. We had cases of soft drinks stored in the garage just outside the kitchen. I was outside shoveling, when all of a sudden I heard of sounds like light bulbs exploding.  It might have been better if it were light bulbs. We now have frozen drinks on the walls, ceiling and on everything else in the Garage...
