In what many consider a long overdue move, the FHA has implemented a one-year waiver to its policy of requiring sellers to hold title for 90 days prior to entering into a sales contract with buyers seeking FHA financing. This new policy takes effect Feb. 1, 2010. According to the FHA, temporarily eliminating the "flipping" rule for buyers will allow the agency to more quickly dispose of its huge inventory of single family REO properties.  This move is also predicted to stabilize property values and benefit neighborhoods and communities particularly hard hit by foreclosure.  Restrictions to the waiver do apply.  --There can be no prior agreement or collusion between the buyer and seller. -- If the sale price is greater than the purchase price by more than 20%, additional appraisal requir...

I have spent this morning analyzing the data for 2008 homes sold in Carmel Indiana compared with 2009.  I have a graph that shows this information by quarter. For the year 2008, 1299 homes were sold with an average price of $345,457 compared with 1261 homes sold in 2009 with an average price of $315,991.  For the year, we saw an 8% drop in price and a 3.0% drop in homes sold in the Carmel area.  I wrote a similar post for Fishers Real Estate a few days ago, their drop was 3.5% in volume.  My team mate does a market report of homes sold in Noblesville. Part of the decrease in price can be explained by the increase in foreclosed or distressed properties that sold during 2009, which saw a 67% increase!  There were 70 homes in 2008 compared with 117 in 2009.  This pricing can definitely imp...

Here is a look at the Carmel real estate market stats for December 2009:   2008 2009 % Change Active N/A 649 Homes Sold 79 87 10% Average Selling Price $361,035 $327,086 -9% Days on Market 79 95 20% Price Per Square Foot $114 $113 -1% Sales Price / List Price 94% 95% 1% Carmel is on a 4 month tear as far as the number of units sold post it 4th straight double digit increase. The bad news is that the increase in volume didn’t lead to an increase in average sales price this month. To be fair, we did see the two previous month’s post a 13% and 7% increase in average sales price as compared to the same months a year prior. The current active homes for sale in Carmel are at 684, so a few less than last month.  Of the 684 homes for sale in Carmel, 110 of them are condo's and 574 are single family homes.  We are moving more towards a balanced market with a six month absorption rate. We are approaching a trend with the third straight month of 2009 numbers exceeding 2008 numbers for September, October and now November.  I'd like to wait two more months or so before we say we have turned the corner.  Here is why:  I think that these last few months, especially November were buyers trying to get the $8,000 tax credit before it expired and before the news of its extension hit the air waves. The housing market for November showed some very positive signs for home sellers in November. There was actually a shortgage of homes in a first time buyer price range which led to bidding wars and multiple offers on those homes which were priced right and in good condition. Here are some of the vital statistics: 588 Active Listings with avg list price of $525,00 90 Sold Homes with avg sales price $331,000 88 Pendings 200-400K price range 64 sales and 56 pendings or roughly 2/3 of the market! The first time buyer credit made a huge impact on home sales and prices in the 200-300K price range.
