How about sharing some correct information? In seconds wrong information is out there on the web inundating sellers & buyers of the Schaumburg Area with outdated or incorrect numbers on the real estate market. So yesterday, Chicago Agent Magazine did a post about 'The 10 Most Competitive Housing Markets in Suburban Chicago'.  It piqued my interest so I clicked through to see this impressive graph with inventory levels in my area. Problem was, none of it was correct.  I'll have to say that the information shared was at least 3 months old & credited in the piece to 'Redfin's numbers'.   Since when does Redfin run the MLS & publish stats?  Redfin has nothing to do with collecting marketing information regarding months of inventory.  We all go to a central place & it's not Redfin. Schaumburg Market Trends for March 2015Schaumburg home sales for the month of March rose in volume by 24.3% when compared to last year, while the median sale price rose by 13.9% from $159,750 to $182,000. The number of Single Family homes sales rose by 71.4%, while the median sale price rose by 8.5% from $275,000 to $298,500. The Cook County Animal and Rabies Control clinics allow affordable rabies vaccinations to bring all citizens into compliance with the law while providing an essential public health protection against a deadly disease that has caused public health concerns.  Rabies vaccines will cost $7 for a one year and $21 for a three year.  Ferrets may only be vaccinated for one year and the cost of the vaccine is $9.  Pet owners can have their pets microchipped for $10; however, this does not include the national registration fee. Cook County’s low cost clinic services will be offered starting in May and running through October 30. The mobile clinics will operate at various locations throughout Cook County. Let's get to those Northwest Suburban real estate questions!  What's been happening in our current real estate market? What's trending? The housing inventory is now the highest it has been since the recession started. In our area 3 times more listings come on the market than closings. Competition continues to be a factor in our Midwest market as we have not recovered as quickly as other larger markets. Our Northwest Suburban market is still considered a 'balanced market' but competition will become more relevant over the next few months. Inventory has increased 15% in March alone. And those Prices?  Prices have increased slightly over March and increased from 2014. The indicators are showing that the prices will continue to increase but only marginally. Did you know that your real estate agent might not be able to do their job? That's right. One of the most important tools that an agent can use is their lockbox entry card & many agents in our Northwest Suburban area feel the need to 'scrimp' on job related necessities. Effectively they are not being able to get into your home to show it. Surpised? Don't be. I am going to say that a good quarter of the area's agents cannot show your home readily & easily. To me this is just ridiculous behavior. It's like being a cab driver & saying that you don't have a car. It's Superman without the tights. More people are now trying to sell their homes so that will benefit sellers where the market is booming but a detriment to those where the market has not yet quite recovered.
